Sun City West is one of the original and largest Del Webb active adult communities in the country, a sprawling 7,100-acre master-planned community of roughly 17,000 homes and 28,000+ residents in Maricopa County's Northwest Valley, about 35 miles northwest of downtown Phoenix. Development began in 1978 as the expansion of Del Webb's pioneering Sun City concept, and the community was fully built out by 1997, meaning everything here is resale — no new construction. That maturity is a huge part of the appeal: the landscape is established, the palm trees are tall, the amenities are broken in, and the community has had decades to develop one of the deepest social cultures in 55+ living. The amenity package is genuinely unmatched. Residents have access to four full recreation centers — R.H.
