Trilogy at Lake Frederick is a resort-style 55+ gated community set on 900 acres of Virginia woodlands in the foothills of the Blue Ridge Mountains, wrapped around a 117-acre recreational lake in the heart of the Shenandoah Valley. The community sits midway between Winchester and Front Royal in Frederick County, about 90 minutes west of Washington, D.C. and roughly an hour from Dulles International Airport — city-close but country-quiet. The story of the community is a bit unusual. Development began in 2006 under the Oxbridge Group as 'Shenandoah,' and early sections were built by Centex, Beazer, and Winchester Homes, producing 172 single-family and attached homes between 2006 and 2013. After the downturn, Lansdowne Development Group acquired the master plan, and Shea Homes opened Trilogy at Lake Frederick in summer 2014 as the exclusive 55+ builder. Today Lake Frederick is effectively split into two sections: the deed-restricted 55+ Trilogy side built by Shea, and an all-ages Ryan Homes section with townhomes and single-family homes — which is why the community is classified as Partial age-restricted. At full build-out the community is planned for roughly 950 homes. Shea's 55+ homes span 15 thoughtfully designed floor plans across four collections — Valley, Blue Ridge, Shenandoah, and Piedmont — ranging from about 1,538 to over 4,500 square feet, with two to five bedrooms and two- or three-car garages. Standard features are a notch above the local market, including HardiePlank exteriors, 10-foot ceilings, 2x6 exterior walls, and covered outdoor living rooms. New construction pricing currently starts around $480,000 and runs into the high $700s, with resale homes from the original builders also available. The centerpiece of life here is the Shenandoah Lodge & Athletic Club, a roughly 36,000-square-foot campus overlooking the lake that combines world-class amenities with social spaces designed to pull neighbors together. The Lodge houses Region's 117, an award-winning farm-to-table restaurant supplied in part by an on-site Chef's Farm and Orchard, plus the Inglenook Bar, the Trilogy Marketplace for coffee and light groceries, and the Shenandoah Events Center for concerts, weddings, and private rentals. The upstairs is open to the public and to Ryan Homes residents, while the downstairs — including Rachel's Kitchen demonstration/culinary studio, the Crow's Nest sports lounge with poker, billiards, shuffleboard, pinball, and a golf simulator, and the Grand Living Room — is reserved for Trilogy residents and their guests. The Athletic Club features a state-of-the-art fitness center with TechnoGym equipment, free weights, and cardio machines, a movement/aerobics studio with daily classes, and both indoor and resort-style outdoor pools. Outside, residents have tennis, pickleball, bocce, and shuffleboard courts, a dog park, an outdoor amphitheater for concerts under the stars, lakeside fireplaces, and miles of walking, biking, and hiking trails threading through the woodlands. The art studio is fully stocked with a pottery kiln, quilting setup, and painting stations. Lake Frederick itself is a 117-acre state-owned lake (Virginia Department of Wildlife Resources) stocked for largemouth bass — boating is allowed with electric motors only, so the water stays quiet and clean, perfect for kayaking, canoeing, paddleboarding, and fishing. A Trilogy outfitter provides gear and launches sit within an easy walk of many homes. Social life is unusually robust thanks to a full-time lifestyle director and a deep roster of resident-run groups: Hiking Club, Art/Palette Club, Fishing, Kayaking, Paddleboarding, Bocce, Bunco, Pickleball, Bridge, Poker, Board Games, Gardening, History Club, Bible Study, Cooking Club, Desserts Club, Veterans groups, and a Caring Neighbors Committee that supports residents going through tough stretches. Free outdoor concerts, happy hours, and community events keep the calendar full year-round. Location is a major draw. Winchester's historic downtown shops and restaurants are about 20 minutes north, Front Royal and the gateway to Shenandoah National Park about 15 minutes south. The surrounding Shenandoah Valley is steeped in Colonial and Civil War history and is one of the densest wine-country regions on the East Coast. Skyline Drive, Luray Caverns, Harpers Ferry, and river rafting on the Shenandoah are all easy day trips. For golfers, Shenandoah Valley Golf Club, Blue Ridge Shadows, Bowling Green Country Club, Jacksons Chase, and Front Royal Country Club are all within 10 to 15 minutes. Warren Memorial Hospital is about 15 minutes away and Winchester Medical Center about 20 minutes — making medical access straightforward for a rural setting. Shea Homes' Trilogy brand has been named America's Most Trusted Active Adult Resort Builder by Lifestory Research for 14 consecutive years through 2026, and Lake Frederick is one of the brand's flagship East Coast communities.
