Talega Gallery — also known as The Gallery at Talega — is a gated 55+ enclave of 283 luxury homes perched on a hilltop within the 3,500-acre master-planned Talega community in San Clemente, California. Developed by Standard Pacific between 2000 and 2004, the community combines four distinct neighborhoods behind one guard gate: Seagarden (attached condos, 1,578–2,045 sq ft), Wavecrest and Waterleaf (one- and two-story detached homes), and Sandbridge (single-story detached homes, 2,410–3,634 sq ft). Every residence has a two-car garage, and most floor plans feature the primary suite on the first floor — a design standard throughout the community. The heart of the community is the 8,500-square-foot Gallery Club, a Spanish-architecture clubhouse reserved exclusively for Gallery residents (no one under 18 permitted). Inside: a ballroom, library, card room, billiards room, fitness center, locker rooms, meeting rooms, and a full catering kitchen. Outside: a resort-style palm-lined pool and spa, an outdoor patio with fireplace and cooking area, three bocce ball courts, a manicured croquet course, and a 9-hole putting green. The club is staffed full-time with on-site management, recreational assistants, and fitness instructors — a level of service more common in private country clubs than HOA communities. Social life is active and organized. Because Gallery homeowners pay into both the Gallery HOA and the broader Talega master HOA, they also have full access to the Talega Swim and Athletic Club, two additional satellite pools, tennis courts, volleyball courts, and miles of trails winding through the master plan. The setting is a major part of the appeal. The community sits on elevated terrain that typically stays above the coastal marine layer — meaning more sunshine than the beach towns below — with views of rolling hills, canyons, and the fairways of the adjacent Talega Golf Club, an 18-hole par-72 Fred Couples Signature public course. Downtown San Clemente, with its pier, historic Spanish-village architecture, and beach trail, is about one mile away; the Pacific is roughly 4 miles down the hill. Talega Gallery sits almost exactly midway between Los Angeles and San Diego, with Dana Point Marina, Laguna Beach, and the 5 freeway all within easy reach. Buyers should plan for two sets of monthly HOA dues (Gallery-specific plus master Talega) along with Mello-Roos special assessments that vary by home — roughly $1.05 to $1.79 per square foot annually. Resale is the only route in; no new construction remains.
