Terramor

Terramor is an award-winning master-planned community in Temescal Valley — an unincorporated Corona-area community in Riverside County — developed by Foremost Companies on a terraced 890-acre site that preserves more than 540 acres of open space with sweeping views of the Cleveland National Forest and Saddleback Mountain. At build-out, Terramor will comprise 1,443 single-family homes across sixteen neighborhoods in three phases, with a distinctive mix of deed-restricted 55+ neighborhoods (Cedarwood by Del Webb, Ardena, Cortina, Sterling, and Oakton by Van Daele) and all-ages neighborhoods (including Caraway, Fieldcress, Sorrel, and Tesoro by Richmond American). The architectural language throughout draws on European influences, with single-story ranch plans in the 55+ collections ranging from roughly 1,300 square feet up to 3,200+ square feet in the Van Daele Oakton plans. The social heart of the 55+ side of the community is The Terrace Club at 11750 Temescal Hills Drive — a 20,000-square-foot clubhouse set on a six-acre recreational campus reserved exclusively for 55+ residents. Inside, floor-to-ceiling glass walls frame an indoor saltwater pool; there's a gym and wellness studio, saunas and locker rooms, an arts and crafts studio, a workshop, multipurpose meeting rooms, a craft room, a game room, and indoor/outdoor lounges with a bar. Outside the club there's a resort-style pool with cabanas, a spa, an outdoor living room with a fireplace, a pavilion bar with cooking area, and sports courts for tennis, pickleball, and bocce. The all-ages side of the community is served by The Veranda, Terramor's first clubhouse (opened May 2017), with an outdoor pool, sundecks, a toddler pool with beach entry, and barbecue and event areas. Residents across both clubs plug in through fitness classes, barre, cooking demonstrations, pottery, art classes, cards, games, wine tastings, pickleball and tennis lessons, bocce, live music on the event lawn, and movies in the park at Terramor Commons — a natural bowl-shaped gathering space central to the plan. Beyond the clubhouses, the community includes 22 acres of parks, more than five miles of walking, hiking, and biking trails that tie into the broader regional network, a community garden with raised planters and fruit trees, large and small dog parks, ball fields, basketball courts, and tot lots. Terramor sits just off Interstate 15 at the Indian Truck Trail exit, giving residents easy access to Temescal Canyon Road services, The Shops at Dos Lagos, the Outlets at Lake Elsinore, Crossings at Corona, and the Galleria at Tyler. Orange County beaches, downtown Los Angeles, San Diego County, and the Coachella Valley are all within roughly 90 minutes by car. The community was named 2018 SoCal Master-Planned Community of the Year by BIA Southern California, and the 55+ side is fully guard-gated 24/7 — a combination of design awards, guard-gated security, a dedicated 55+ clubhouse, and an unusually large open-space footprint that sets Terramor apart from other Inland Empire active-adult options.
