Travata is Irvine's only gated, age-exclusive 55+ masterplanned community — a rare find in a city where most new construction is multi-generational. Developed by CalAtlantic Homes (acquired by Lennar in 2018) and built between 2017 and 2021, Travata tucks 243 homes behind private gates inside the Cypress Village section of North Irvine, directly adjacent to the Orange County Great Park. The community is organized into three distinct neighborhoods, each with its own architectural character. Aldea offers 105 attached carriage-style and townhome residences in six-unit buildings, ranging from roughly 1,417 to 1,910 square feet with one to two bedrooms; select two-story plans include a private residential elevator that runs from the garage to the main living level — a genuinely unusual feature for this price point and a huge draw for buyers thinking about aging in place. Castillo features attached and detached townhomes with single- and two-story layouts, private backyards, and expansive primary suites. Palencia rounds out the community with detached single-family homes, many featuring single-level living with an optional upstairs bonus room for visiting grandkids or a hobby space. All three collections share Lennar's Everything's Included program — gourmet kitchens with stainless appliances, soft-close cabinetry, tankless water heaters, low-VOC paint, and Wi-Fi CERTIFIED smart home packages built in rather than upsold. The social hub is the Travata Club, a private amenity facility near the community gates reserved exclusively for Travata residents — Cypress Village neighbors outside the gates don't have access. The club centers on a 65-foot saltwater lap pool with dedicated lap lanes, a spa, and outdoor lounges. Inside, residents find a state-of-the-art fitness center with a group exercise room offering on-demand coaching, a large multipurpose room with three big-screen TVs and a pool table, a catering kitchen, a lobby lounge with a fireplace, and indoor/outdoor gathering spaces. Outside, the club grounds include bocce ball courts, pickleball courts, a yoga lawn, and a dog park. Social programming leans toward organized BBQs, pickleball mixers, yoga classes, bocce leagues, and community events — an intimate, walkable social scene rather than a sprawling mega-club calendar. One of Travata's biggest financial selling points is what it does not have: Mello-Roos. Unlike most new Irvine construction, Travata carries no special tax assessment, which can save owners thousands per year and is a meaningful differentiator in this market. Monthly HOA runs about $285 for Palencia and Castillo and around $453 for Aldea (which includes more exterior maintenance given the attached product). Dues cover common grounds, the amenity center, and management by Crummack Huseby. Location is arguably Travata's single strongest card. Residents sit across the street from the 1,300-acre Orange County Great Park with its sports complex, ice facility, soccer fields, balloon ride, and concert venues. Cypress Village Shopping Center is a short golf-cart or walking distance for daily needs. Irvine Spectrum Center — one of Southern California's premier shopping and dining destinations — is within three miles. Trader Joe's, Whole Foods, and Albertsons are all nearby. Major medical is covered by Hoag, Kaiser Permanente, and City of Hope facilities within a short drive. John Wayne Airport sits about 15 minutes northwest, and Newport Beach, Laguna Beach, Crystal Cove State Park, and Dana Point are all within 20 miles for coastal getaways. Irvine itself has been ranked the safest city in America for more than a decade running per FBI statistics, which consistently lands at the top of what Travata buyers care about. The community is now essentially built out and sold out on the new-construction side, with activity almost entirely in the resale market. Recent resale pricing typically runs from the high $900Ks for smaller Aldea attached homes up to the $1.4M–$1.5M+ range for larger Palencia single-family plans, with most transactions clustering around the $1.2M–$1.4M band.
