Pacifica San Juan is a 194-acre luxury master-planned gated community set atop an ocean-view bluff between San Juan Capistrano and Dana Point — widely described as one of the last great coastal communities between San Diego and Los Angeles. The development comprises eight distinct gated neighborhoods, each with its own architectural identity but connected by a shared trail system, open space network, and central recreation hub. Neighborhoods include The Peninsula (estate homes of roughly 4,000–5,000 sq ft on the south end), The Cove, Crystal Downs, Crystal Downs North, Belle Cliff, Belle Haven, The Pearl, Blue Harbor, Harbor View, Ocean Hills, and Sea Country, with homes generally ranging from about 2,800 to over 4,500 square feet in Spanish Colonial, Mediterranean, Tuscan, and modern coastal architectural styles. The community has a notable history. Original construction began in 2007 under SunCal but stalled during the 2008 financial crisis. In 2013, Pacific Ventures took over as master developer on behalf of Lehman Brothers Holdings and brought in Taylor Morrison and Oaktree Capital Management as joint venture partners to complete the vision.
