Pacifica San Juan

Pacifica San Juan is a 194-acre luxury master-planned gated community set atop an ocean-view bluff between San Juan Capistrano and Dana Point — widely described as one of the last great coastal communities between San Diego and Los Angeles. The development comprises eight distinct gated neighborhoods, each with its own architectural identity but connected by a shared trail system, open space network, and central recreation hub. Neighborhoods include The Peninsula (estate homes of roughly 4,000–5,000 sq ft on the south end), The Cove, Crystal Downs, Crystal Downs North, Belle Cliff, Belle Haven, The Pearl, Blue Harbor, Harbor View, Ocean Hills, and Sea Country, with homes generally ranging from about 2,800 to over 4,500 square feet in Spanish Colonial, Mediterranean, Tuscan, and modern coastal architectural styles. The community has a notable history. Original construction began in 2007 under SunCal but stalled during the 2008 financial crisis. In 2013, Pacific Ventures took over as master developer on behalf of Lehman Brothers Holdings and brought in Taylor Morrison and Oaktree Capital Management as joint venture partners to complete the vision. Toll Brothers, John Laing Homes, and Woodbridge Pacific also built neighborhoods within the community. When complete, Pacifica San Juan will hold approximately 416 residences. The heart of community life is Club Pacifica, a private recreation center with a resort-style pool and spa, cabanas, BBQ areas, outdoor dining space, fire pits, a fitness center, and lounge areas. Beyond the clubhouse, residents enjoy 92 acres of parks and open space, 1.25 miles of multi-use equestrian trails, ocean-view lookouts, gardens, a community RV/boat parking lot, and six secured community gates. A 9.8-acre school site and 13 acres of commercial space are built into the master plan, reinforcing the family-oriented character of the development. The bluff-top setting delivers sweeping ocean views toward Dana Point Harbor and Catalina Island from many homes, along with proximity to Capistrano Beach, the I-5 freeway, and the Pacific Coast Highway. Residents are minutes from Dana Point Harbor, downtown San Juan Capistrano's Mission and River Street Marketplace, and top-rated Capistrano Unified schools including Palisades Elementary, Shorecliffs Middle, and San Juan Hills High, along with nearby private options like St. Margaret's Episcopal and JSerra Catholic. Recent resale pricing on estate homes has ranged from the mid-$2M range to over $5M, and homes carry active Mello-Roos/CFD assessments tied to square footage that are expected to remain in place for another 20 to 30 years.
