Gavilán is the collective 55+ brand for age-restricted neighborhoods within Rancho Mission Viejo, a 23,000-acre master-planned ranch development in South Orange County. Rather than being a separate gated 55+ community, Gavilán neighborhoods are integrated throughout The Ranch's multigenerational villages — allowing active adults to live near grown children and grandchildren while enjoying exclusive 55+ amenities on top of the broader community's offerings. At full buildout, Gavilán will include roughly 6,000 age-restricted homes out of 14,000 total homes across the master plan. The 55+ neighborhoods span four villages. Sendero (built 2013, now sold out) was the original enclave, featuring gated communities from Standard Pacific, Shea Homes, and Del Webb. Esencia followed around 2015-2017 with Alma (Del Webb), Alondra (Shea), Arista (Del Webb), Avocet (Standard Pacific), Cortesa (Shea), Iris (CalAtlantic), Vida, and Vireo (William Lyon). Rienda brought newer Lennar-built neighborhoods Pearl (single-family) and Haven (paired homes). The newest village, Gavilán Ridge, began selling in late 2025/early 2026 with 326 single-level residences across five neighborhoods by Tri Pointe, Del Webb, and Lennar, featuring universal-design touches like zero-step entries, wider doorways, and home mesh Wi-Fi.
