Murrieta Hot Springs — also known as The Knolls — is a well-established 55+ active adult community in Murrieta, California, made up of three connected neighborhoods: Spring Knolls, Golf Knolls, and Warm Spring Knolls. With 1,040 homes built between 1971 and 2014, it's one of the larger and most affordable 55+ options in Southern California, and a rare land-owned manufactured home community where residents own their lots outright (no space rent, no land lease). That ownership model, combined with a remarkably low HOA of roughly $75/month, is a big part of the appeal. The community is anchored by three separate clubhouses — one per neighborhood — with cross-access privileges, so residents can enjoy all three regardless of which section they live in. Spring Knolls Clubhouse, in the middle of the community, is the largest: it offers an exercise room, multi-purpose room, card and billiards rooms, two outdoor pools, a patio, three shuffleboard courts, and a horseshoe pit. The Golf Clubhouse on the northern end has an exercise room, card room, pool, patio, horseshoe pit, and picnic area. Warm Spring Knolls Clubhouse is the smallest but still offers a pool, spa, clubhouse space, and community gathering areas. Walking and biking trails weave throughout, and there's a dog park/pet park for residents' four-legged companions. Homes are predominantly manufactured/modular homes on permanent foundations with land ownership, ranging from roughly 1,250 to 1,800+ square feet, typically 2-3 bedrooms. Many back to the adjacent golf course or canyon ridges with panoramic views of the Santa Rosa Mountains, fairways, or Temecula valley sunsets. A handful of site-built single-family homes and condos also exist within the broader Murrieta Hot Springs neighborhood. Pricing reflects the manufactured home stock — entry-level homes start in the high $200Ks and run up to the low $500Ks for fully upgraded units, with a handful of site-built homes pushing into the $700K-$900K range. Social life is active and long-established. The calendar includes aquacise, line dancing, bingo, bunco, hand and foot, cards, bridge, Bible study, craft fairs, ladies' tea, women's society, high society night, and holiday parties. After 50+ years, the community has deep roots and a strong neighbor-to-neighbor culture. Location is a major draw. The community sits just off Murrieta Hot Springs Road with the public Golf Club at Rancho California next door, the newly redeveloped Murrieta Hot Springs Resort spa nearby, and Temecula wine country just minutes south. I-15 and I-215 are a couple minutes away, putting San Diego, Orange County, and Palm Springs all within about 90 minutes. Everyday shopping, dining, and Rancho Springs Medical Center are all within a short drive. The year-round Southern California climate means outdoor living nearly every day of the year.
