About Oceana

Oceana is one of California's largest 55+ communities — over 2,000 resale-only homes spread across twelve neighborhoods in Oceanside, just four miles from the Pacific. Built from 1964 to 1984, it offers multiple clubhouses, two solar-heated pools, pickleball, lapidary and woodworking studios, a ballroom with stage, and discounted play at the adjacent Emerald Isle Golf Course. A full-time activities director keeps the social calendar packed, and coastal breezes at 275 ft elevation make the climate especially comfortable year-round.

Oceana is one of California's largest 55+ communities — a sprawling, established neighborhood of more than 2,000 homes in Oceanside, just four miles from the Pacific Ocean in North San Diego County. Developed in phases from 1964 through 1984, Oceana is a resale-only community that has matured into something you don't find in newer master plans: tree-lined greenbelts, winding walking paths, and a genuine sense of neighborhood that only decades of residents can create. The community is organized into twelve distinct neighborhoods grouped under five larger sections — Oceana South, Oceana East, Oceana Mission, Oceana Real, and Vista Oceana. Each section has its own neighborhood center, and most have their own clubhouse, outdoor pool, and spa, so residents get the feel of a smaller neighborhood inside a much larger community. The main Oceana neighborhood is anchored by the original Community Center Complex, which features a clubhouse with auditorium and stage, fully equipped kitchen, card room, computer center, library, and a pickleball court. Outside, two solar-heated pools operate year-round alongside a jacuzzi, BBQ areas, and a community vegetable garden. There are also lapidary, ceramics, and woodworking studios, an arts and crafts studio, ballroom, billiards, horseshoe pits, gardening plots, a pet park, a picnic area, and a golf practice area with putting green. Homes are a mix of attached and detached "stick-built" construction, including single-family homes, duplexes, triplexes, and condo-style units. The attached homes in Oceana South, for example, range from about 1,046 to 1,223 square feet with two bedrooms, two bathrooms, and a one-car garage. Many homes sit along greenbelts or at elevations that capture ocean, sunset, or mountain views — the community sits at roughly 275 feet above sea level, catching ocean breezes while staying warmer than right on the coast. A small number of homes carry 99-year ground leases (CPI-adjusted every 10 years, typically around $15/month) rather than fee-simple ownership, something worth confirming on any specific property. Lifestyle at Oceana leans social and creative. A full-time activities director keeps the calendar full with the Art Guild, ceramics, billiards, book club, bowling group, bridge, bunco, card games, Choraliers, coffee hour, dance club, knitting, water aerobics, French lessons, and more. The adjacent Emerald Isle Golf Course — an 18-hole public course with pro shop, snack bar, putting green, and driving range — offers discounted green fees to residents of the original Oceana neighborhood. Walking and biking trails meander through the community, and the BREEZE bus stops right at the clubhouse, connecting residents to nearby shopping and the Sprinter and Coaster trains down to San Diego and Old Town. For an affordable, established, coastal-adjacent 55+ lifestyle in Southern California, Oceana is hard to match on price per square foot.
