Tidewater Preserve is an upscale, gated master-planned boating community sprawling across 401 acres along the southern bank of the mile-wide Manatee River in east Bradenton, Florida. Developed by WCI Communities (now a division of Lennar), the community launched around 2007 and is planned for 712 residences at full build-out, with roughly 400 homes completed to date and new construction still underway. The home mix is intentionally eclectic: single-family homes ranging from roughly 1,700 to over 5,700 square feet, WCI Grand Villas, Coach Homes (condo-style carriage homes of 1,740-2,110 sq ft in 11 identical buildings), and the newer Tidewater Shores and Terrace condos overlooking the river. Tidewater has nearly two miles of direct Manatee River frontage, multiple interior lakes, extensive conservation areas, and a 55-acre lagoon that anchors the neighborhood. A private on-site marina sits on an interior man-made lake, with a motorized boat lift and boat lock that lets residents' vessels pass through to the Manatee River and on to the Gulf of Mexico — a signature engineering feature rare in Florida communities. Residents with dockable homes can keep boats with lifts directly off their backyards; others lease slips at the marina.
