Medley at Mirada is a gated 55+ active adult neighborhood tucked inside the larger Mirada master-planned community in San Antonio, Florida — a quiet Pasco County town about 30-35 minutes north of downtown Tampa. What sets Medley apart is its backyard: a 15-acre Metro Lagoon by Crystal Lagoons®, billed as the largest of its kind in Florida. Residents can kayak, paddleboard, swim, or lounge on sandy shores without leaving the community. It's essentially a private beach a half-hour from the Gulf. The 55+ section is planned for roughly 858 homes and features a mix of paired villas, single-family homes, and larger estate homes built primarily by Lennar, with additional products from D.R. Horton and other builders in the broader Mirada footprint. Lennar's Active Adult collection is organized into several series: the Lagoon Villas (approximately 1,398–1,747 sq ft, two-bedroom paired villas in the mid-$200s to mid-$300s range), the Villas and Manors collections, and the Estates (1,683–2,775 sq ft single-family homes with two to three bedrooms, two to three-and-a-half baths, and two- to three-car garages, priced into the $600s). Homes feature granite countertops, stainless steel appliances, open-concept layouts, and many are bordered by ponds or wetland conservation areas. Every home comes wired with ULTRAFi® community-wide high-speed internet and smart-home technology — lighting, locks, thermostats, and doorbell cameras are accessible remotely. The Mirada master plan is marketed as Tampa Bay's first fully Connected City, and that tech layer is a real differentiator for buyers who want modern infrastructure, not a 1990s-era retirement village. Residents have access to two tiers of amenities. First, the private age-restricted Medley Club at Mirada, which includes a fitness center, resort-style swimming pool with beach-entry, a full-service bar and café, social and event spaces, tennis and pickleball courts, bocce, shuffleboard, and a lifestyle director who coordinates year-round events. The Medley Clubhouse opened in August 2021. Second, residents get full access to all Mirada master-plan amenities, most notably the 15-acre MetroLagoon with its sandy beaches, cabanas, and water recreation, plus multi-use trails, picnic areas, and the broader Connected City infrastructure. Streets are golf-cart friendly. Location-wise, Mirada sits just off State Road 52 with quick I-75 access. AdventHealth has a hospital campus essentially at the front door, and AdventHealth Wesley Chapel and the Florida Medical Clinic are minutes away. Daily conveniences — Publix, Walmart, Walgreens, CVS — are close by, and the serious shopping and dining hubs at The Shops at Wiregrass and Tampa Premium Outlets are a short drive south in Wesley Chapel. Downtown Tampa is roughly 30 miles/35 minutes, Tampa International Airport is about 40 minutes, and the Gulf Coast beaches are about an hour west. Nature lovers have Colt Creek State Park (5,000+ acres, 65 miles of trails) and several golf courses including Tampa Bay Golf & Country Club and Lexington Oaks within a short drive. One frequently cited advantage: during recent severe weather events, residents have reported that Medley stayed operational — power and internet intact — while surrounding areas lost service for days. The community is under active construction with new-home sales ongoing across multiple Lennar product lines, so buyers today can still pick from the builder's floor plans or purchase resales from the earlier phases (the first homes delivered in 2021).
