Magnolia Lakes

Magnolia Lakes is a 55+ active adult community in Chester, Virginia, about 20 miles south of downtown Richmond, consisting of 201 low-maintenance, single-level homes wrapped around its namesake lake. The community is built out in two distinct neighborhoods: The Villas at Magnolia Lakes (134 single-family and attached resale homes) and The Cove at Magnolia Lakes (67 newer attached and detached homes arranged along the water). Construction began in 2006 under Epcon Communities, which built the first 30 homes plus the original clubhouse and pool. Cornerstone Homes later took over development, completing Phase 1 in 2013 and wrapping up The Cove around 2021. A full-time activities director programs social events and clubs, with fishing and gardening among the most active groups. Homes range from roughly 1,481 to 2,449 square feet with two or three bedrooms, two or three bathrooms, and attached two-car garages. Floor plans emphasize single-level living with open great rooms, cathedral ceilings, private courtyards, sunrooms, porches, and flex spaces. The HOA handles exterior maintenance, landscaping, lawn care (mowing, watering, fertilizing), driveways, snow removal, trash, and common areas — a true lock-and-leave lifestyle for residents who travel or split time with family.
