Hershey's Mill is a gated 55+ active adult community spread across 800 rolling acres in Chester County's Brandywine Valley, tucked between West Chester, Malvern, and Exton and just 24 miles from Center City Philadelphia. Construction began in February 1974 on land that was once the Sullivan Equestrian Estate, and the community grew to its current footprint of 1,720 maintenance-free homes arranged into 25 distinct villages by 2005. Homes were built primarily by Hovnanian and Wooldridge and include one-story ranches, carriage homes, two-story models, and single-family residences — most with first-floor primary suites, many backing to the golf course or protected open space, and most arranged in clustered configurations or connected 2-, 3-, and 4-unit quads. The heart of the community is the Hershey's Mill Golf Club, a private 18-hole championship course (par 71, 6,742 yards) with practice facility, chipping and putting greens, and a driving range, plus a clubhouse that hosts the restaurant, bar, and ballroom used for community events. Surrounding the course is a substantial sports complex with four tennis courts, eight pickleball courts, platform tennis, bocce, shuffleboard, horseshoes, and a large heated outdoor pool with a diving area, lap lanes, and a shallow area for visiting grandchildren. A stand-alone woodshop — unusual among active adult communities — gives residents a fully equipped workshop with machines, bench space, and a dedicated paint and finishing room. The Community Center anchors the social side with a library, billiards room, elevator-served meeting rooms wired for Zoom, and a grand main hall with a stone fireplace used for lectures, holiday parties, and village gatherings. Life at the Mill is famously active. There are 35+ clubs and activities covering everything from bridge, book clubs, art, knitting, yoga, and travel to golf, tennis, pickleball, and the organized Sports Group that runs tournaments and intramurals. The community owns and operates its own Executive Bus, running trips to concerts, museums, sporting events, and destinations across Southeast PA, New Jersey, and New York City. The community operates four gated entrances with a 24/7 manned main gate and roving marked security patrols, central fire and smoke monitoring at every homesite, and a lock-and-leave service that makes snowbirding easy. Each of the 25 villages has its own elected council (three villages — Heatherton, Lincoln, and Newbury — share a combined HOA), and a Master Association coordinates community-wide matters. Village HOA fees are paid quarterly and, for most villages, cover exterior maintenance with capital reserves, roof replacement reserves, trash removal, water and on-site sewer service (treated at the community-owned Green Hill plant), grounds maintenance, snow removal, common area electricity and insurance, and a discounted Verizon FiOS package that includes high-speed internet, a phone line, 200+ channel TV service, HD box, and router. The location is a major draw for buyers who want a country-setting community without giving up access to the city. Downtown West Chester, with its 60+ restaurants and 30+ boutiques, is minutes away; the Paoli and Malvern train stations on the Paoli/Thorndale Line provide SEPTA regional rail and Amtrak service into Philadelphia; and Chester County Hospital is less than a mile from the front gate. Longwood Gardens, Winterthur, the Brandywine River Museum, and the American Helicopter Museum are all within easy reach, and Philadelphia International and Wilmington airports are both under an hour by car. Occupancy follows standard HOPA rules: 80% of homes in each village must have at least one resident 55+, no one under 18 may reside in the community, and adult children may stay until age 26.
