Fox Hill Farm is an established 55+ active adult community of 491 homes tucked into Concord Township in Glen Mills, Pennsylvania — Delaware County's well-known gem for one-floor retirement living. Developed by the McKee Group between 1995 and 2003, the community blends 338 ranch-style single-family homes with 153 attached carriage homes across a network of fox-themed streets (Fox Hill Circle, Fox Brushes Way, Hunting Horn Lane, Reynard Lane and dozens more) with well-manicured grounds, mature landscaping, and scenic ponds and lakes woven throughout. There are seven original floor plans ranging from roughly 1,350 to over 2,100 square feet. Carriage homes typically offer two bedrooms, two or two-and-a-half baths, and a one-car garage, with some including a second level or basement. Single-family homes feature two or three bedrooms, two to two-and-a-half baths, attached two-car garages, and full basements, and many residents have added finished lower levels. One-floor living, 9-foot ceilings, open kitchens, and generous storage are standard throughout. Life here revolves around the 14,000 square-foot clubhouse, which functions as the community's social and fitness hub. Inside, residents find a full fitness center with an indoor pool, spa, sauna, and men's and women's locker rooms, along with a ballroom, library, billiards room, game room for cards and table games, and an arts and crafts studio. A catering kitchen makes it easy to host parties, and a full-time activities director keeps the calendar packed. Outside, a resort-style outdoor pool and patio, tennis courts, bocce courts, pickleball courts, shuffleboard, and miles of walking trails wind past the community's ponds (which are stocked for casual fishing). The social scene is genuinely active. Residents publish a monthly newsletter, "By the Windmill," with a two-page activities sheet that includes cards, darts, dance lessons, painting, yoga, aerobics, aquatic exercise, bingo, bocce, a book review group, biking, billiards, board games, a computer/Android phone club, baseball trips, mah jongg, bridge, golf outings, softball, cooking, and prayer groups, plus holiday parties, ice cream socials, and organized trips. A community transit van ferries residents to nearby shopping, groceries, and medical appointments for a low fare. The monthly HOA fee ($375 for carriage homes, $415 for single-family homes) covers roof, gutters, siding and soffit maintenance, lawn care, landscaping, snow removal to the doorstep, trash, pest control, and most of the master homeowners insurance — on top of full access to every clubhouse amenity. A one-time $1,500 capital contribution is collected at closing. Homes are resale only; new construction ended in 2003. The location is a real strength. The entrance at Smithbridge Road and Fox Hill Boulevard sits just off Routes 202 and 322, putting tax-free Delaware shopping, the Brandywine Valley, Chadds Ford's historic sites, and the Delaware and New Jersey beaches within easy reach. SEPTA's Wawa station provides commuter rail service into Philadelphia, and Philadelphia International Airport is about 25 minutes away. The community is part of the Garnet Valley School District, and residents are close to Riddle Hospital, Crozer health campuses, and the broader Main Line medical corridor.
