The Villages at Hillview is a well-established 55+ active adult community spread across 232 rolling acres in Valley Township, Chester County, Pennsylvania — just outside Coatesville and within easy reach of Downingtown, Exton, and the broader Philadelphia suburbs. Originally approved in 2003 and developed by Orleans Homes through roughly 2016, the community now includes 507 homes, with a final phase of 90 single-family homes currently being built by Lennar under the Meadows at Hillview name. Residents of both phases share access to Hillview's full amenity package, so the community effectively operates as one connected neighborhood despite having separate associations for the final phase. Home styles are unusually varied for a community this size. Buyers choose from single-family detached homes, carriage homes (twins), villas (quads), and townhomes, ranging roughly from 1,400 to nearly 4,000 square feet, with two to three bedrooms, one-and-a-half to three bathrooms, and two-car garages as the typical configuration. That mix means the community attracts a wider range of budgets than many 55+ neighborhoods — resale homes in the original Villages section average around the high $300Ks to mid-$400Ks, while newer Lennar homes in the Meadows phase push into the high $500Ks and occasionally above $600K for larger plans. Lifestyle is a major draw. Hillview maintains five separate amenity buildings — the 16,000-square-foot Clubhouse (home to a grand ballroom, catering kitchen, billiards room, craft room, card room, and game room with poker tables), a standalone Fitness Center, and three additional facilities known as the Lodge, the Cottage, and the Cabin. Unlike many Pennsylvania 55+ communities, the fitness center sits in its own building rather than tucked inside the clubhouse. Outdoors, residents use an outdoor pool, an indoor pool, tennis courts, pickleball courts, basketball courts, bocce courts, horseshoe pits, walking paths, scenic ponds, and a community garden. The social calendar is driven by more than 60 active clubs and committees — card games, bowling leagues, Mahjong, quilting, golf outings, arts and crafts, gardening, bridge, canasta, ladies' luncheons, holiday parties, multiple Red Hat Societies, and plenty more. A full-time activities director helps coordinate events, which keeps the community feeling social even for residents who arrive without knowing neighbors. The setting is genuinely pastoral — rolling Chester County countryside, with the Coatesville-Downingtown Bypass (Route 30) providing quick access east to Exton, King of Prussia, and ultimately Philadelphia, and west into Lancaster County and Pennsylvania Dutch country. The Coatesville Amtrak/SEPTA station is just down the road for rail travel, and the Pennsylvania Turnpike is also nearby. Philadelphia International Airport and New Castle Airport in Delaware are both roughly an hour away. Shopping, dining, and medical care — including Chester County Hospital, Phoenixville Hospital, and the Coatesville VA Medical Center — are all within comfortable reach. HOA fees are a flat $245 per month and cover lawn maintenance, snow removal of sidewalks, driveways, and walkways, common area upkeep, and management.
