Timber Greens is a deed-restricted, self-managed 55+ active adult community in New Port Richey, Florida, tucked into western Pasco County on the Nature Coast just north of Trinity. Developed by U.S. Homes and Regency Communities between 1994 and 2004, the community is built around a semi-private 18-hole Ron Garl-designed golf course and is home to 783 villas and single-family homes on a gated, guard-attended property. Homes range from roughly 1,300 to 3,850 square feet with two to four bedrooms, two to three baths, two-car garages, eat-in kitchens, living/dining combinations, and screened lanais. Floor plans include attached villas (often purchased for maintenance-free, lock-and-leave living), patio homes sited along fairways, and larger detached single-family homes. Homes are resale-only — no new construction — and many have been updated over the years with granite counters, luxury vinyl plank flooring, hurricane-impact windows, and golf-cart garages. Seven miles of landscaped neighborhood roads and sidewalks support walking and biking, and the community sits directly adjacent to Jay B. Starkey Wilderness Preserve, giving residents effectively private access to miles of hiking, biking, and equestrian trails. Location is a real strength. Timber Greens sits just off State Road 54 between US-19 and the Suncoast Parkway, about 30 minutes to Tampa International Airport, 15 minutes to the Veterans Expressway, and roughly 18 minutes to the Gulf of Mexico beaches. Trinity, with its hospitals (Medical Center of Trinity), shopping, and restaurants, is minutes away. Tampa, Clearwater, and St. Petersburg are all within a comfortable drive, making it easy to pair quiet community living with big-city amenities and pro sports. The HOA — which ranges from about $185 to $305 per month depending on whether the home is a villa (more services included) or a single-family home — covers 24-hour gate security, the management company, common grounds and amenities, internet, cable, trash removal, and lawn maintenance on attached villas.
