Timber Greens

Timber Greens is a deed-restricted, self-managed 55+ active adult community in New Port Richey, Florida, tucked into western Pasco County on the Nature Coast just north of Trinity. Developed by U.S. Homes and Regency Communities between 1994 and 2004, the community is built around a semi-private 18-hole Ron Garl-designed golf course and is home to 783 villas and single-family homes on a gated, guard-attended property. Homes range from roughly 1,300 to 3,850 square feet with two to four bedrooms, two to three baths, two-car garages, eat-in kitchens, living/dining combinations, and screened lanais. Floor plans include attached villas (often purchased for maintenance-free, lock-and-leave living), patio homes sited along fairways, and larger detached single-family homes. Homes are resale-only — no new construction — and many have been updated over the years with granite counters, luxury vinyl plank flooring, hurricane-impact windows, and golf-cart garages. Recent sales have generally run from the high $200s to the mid $500s, with a median sale price right around $399,000 as of early 2026. The heart of the community is the expansive clubhouse and its 19th Hole Bar & Grille, which anchors daily social life with casual lunch service, poolside dining, themed dinners, and club-sponsored entertainment. The Great Room seats up to 250 guests, includes a gas fireplace, raised stage, and hardwood dance floor, and opens onto the resort-style pool with a 100,000-gallon swimming area and 12-foot octagonal hot tub. The golf course itself is a par-71, 6,133-yard layout with Bermuda fairways and Paspalum greens, a 69.8 course rating and 124 slope — not overly long, but demanding enough thanks to abundant bunkers, water on about a third of the holes, and tree-lined fairways. The course is semi-private and open to outside play, and the pro shop offers instruction from two on-staff professionals. Outside of golf, residents stay busy with tennis and pickleball courts (leagues and tournaments run throughout the year), bocce ball, shuffleboard, table tennis, water aerobics, yoga, and line dancing. Social life is robust: acrylic painters, arts & crafts, billiards, bingo, bridge, canasta, Mah Jongg, bowling (an 18-team league plays off-site), a Women's Club, a Veterans Group, and a full-time activities director who organizes dinners, parties, dances, and professional entertainment. Seven miles of landscaped neighborhood roads and sidewalks support walking and biking, and the community sits directly adjacent to Jay B. Starkey Wilderness Preserve, giving residents effectively private access to miles of hiking, biking, and equestrian trails. Location is a real strength. Timber Greens sits just off State Road 54 between US-19 and the Suncoast Parkway, about 30 minutes to Tampa International Airport, 15 minutes to the Veterans Expressway, and roughly 18 minutes to the Gulf of Mexico beaches. Trinity, with its hospitals (Medical Center of Trinity), shopping, and restaurants, is minutes away. Tampa, Clearwater, and St. Petersburg are all within a comfortable drive, making it easy to pair quiet community living with big-city amenities and pro sports. The HOA — which ranges from about $185 to $305 per month depending on whether the home is a villa (more services included) or a single-family home — covers 24-hour gate security, the management company, common grounds and amenities, internet, cable, trash removal, and lawn maintenance on attached villas. Pets are welcome. Residents describe the community as friendly, welcoming, and well-maintained, and the Nextdoor community cites walking, gardening, golf, cards, dogs, and live music as the most common interests — a good read on the vibe.
