Heritage Point is a resort-style 55+ active adult community in Barnegat, New Jersey, set along the Jersey Shore in Ocean County just off Exit 67 of the Garden State Parkway. Built by Mignatti Companies between 2003 and 2018, the community includes 921 single-family homes divided into North and South sections split by NJ State Highway 554 (West Bay Avenue). Each section has its own clubhouse, giving residents two full amenity centers to enjoy — The Point Resort Club and The Breakers Spa Center. Homes range from roughly 1,400 to 3,075 square feet across 10 base models, each available in three elevations. Typical two- and three-bedroom floor plans include great rooms, formal living and dining areas, breakfast nooks, studies, and attached two-car garages, with optional lofts, sunrooms, full basements, patios, decks, and porches. Since construction wrapped in 2018, the market here is entirely resale. The HOA fee is remarkably low for a community of this scale at around $140/month, covering lawn cutting, snow removal, and upkeep of the common grounds and amenities — a rarity in a 921-home community with two full clubhouses. The location puts residents minutes from Barnegat Bay and its six-plus miles of waterfront for swimming, fishing, crabbing, and boating, with easy access to Long Beach Island in summer. Barnegat's historic downtown offers local shops, restaurants, antiquing, and museums. Atlantic City sits about 45 minutes south, and both New York City and Philadelphia are roughly 90 minutes away, making weekend getaways easy. The combination of Jersey Shore lifestyle, two full clubhouses, 40+ clubs, and a modest HOA has made Heritage Point one of the more popular active adult communities in southern Ocean County.
