Greenbriar Oceanaire is a gated 55+ golf and country club community set on 950 rolling acres in Waretown, Ocean County, New Jersey. Developed by Lennar from 2002 to 2015, the community comprises approximately 1,425 single-family homes clustered around an 18-hole Arthur Hills-designed championship golf course. It's consistently ranked among New Jersey's premier active adult destinations, anchored by a 38,000 square-foot clubhouse that's the largest private clubhouse in the state and was named "Best Clubhouse" by the New Jersey Builders Association. The clubhouse is the social heart of the community. Inside, residents find a state-of-the-art fitness center with a dedicated aerobics studio, an indoor pool under a retractable glass roof that opens to the sky on warm days, a billiards room, library, business center, computer lab, arts and crafts rooms, card rooms, and a grand ballroom with theater-style seating for 600 that hosts professional-grade performances. The Oceanaire Restaurant serves hand-crafted signature dishes with a curated wine list, craft beer, and specialty cocktails, and there's a full-service pub for casual nights out. An outdoor grill near the pool and golf starter area handles breakfast for early golfers and burgers, hot dogs, sausage and pepper sandwiches through lunch. Outside the clubhouse, amenities include a resort-style outdoor pool with spacious umbrella-shaded seating and a hot tub that fits 20, tennis courts (lit for night play), pickleball, bocce ball, and well-maintained walking and biking trails threading through the wooded acreage. The private 18-hole, par-72, 6,700-yard Arthur Hills course comes with a driving range, putting green, electric carts, a full-service pro shop staffed by a PGA professional, and The Grille Room for post-round meals. Importantly, golf course membership is NOT required — homeowners who don't golf pay only the base HOA and still enjoy every other amenity. Social life is unusually rich even by 55+ standards. A full-time activities director and concierge staff coordinate 50+ clubs and interest groups. Residents participate in everything from line dancing, water volleyball, bingo, acrylic painting, ceramics, gardening, horseshoes, zumba, yoga, Pilates, Mah Jongg, pinochle, bridge, canasta, and sewing, to more niche groups including the Oceanaire Players theater troupe, Classic Car Club, Antiques Club, Bird Watching, Boats and Fishing, Quilters, Land and Sea, Bunco, Solo, Scrabble, White Castle Club, Book Club, Knitting, Men's and Women's Clubs, Pets, and a Fitness Club. Men's and Women's Golf Leagues run May through September with tournaments throughout the year. Homes are predominantly single-story ranch designs with some two-story options featuring second-story lofts. Lennar offered 17 floor plans ranging from roughly 1,532 to 3,200 square feet, with 2–4 bedrooms, 2–3 bathrooms, and two-car garages standard on every home. Many models include sunrooms, libraries, gourmet kitchens with Silestone or granite countertops and stainless steel appliances, vaulted or tray ceilings, oversized windows, and Roman soaking tubs in the primary bath. Some homes offer full basements — a rarity in New Jersey active adult product. Home sites are a mix of golf course frontage, "par" sites, and wooded lots. Construction is complete as of 2015, so the market is resale-only, with recent sales running roughly $575,000 to $740,000+ and a median around $669,000. The community has two entrances — a residents-only gate off Route 9 and a 24-hour staffed main gate off Wells Mills Road (Route 532), less than a mile from Exit 69 of the Garden State Parkway. Location is a major draw: Barnegat Bay is two miles east, Long Beach Island's beaches are 20 minutes away, Lavallette is about 30 minutes north, and Atlantic City sits under an hour south. Philadelphia is about 90 minutes southwest and New York City around two hours north, both easily reachable via the Parkway or the Toms River Park-and-Ride express bus. Shopping and dining are plentiful in nearby Manahawkin and Toms River, and the community sits within reach of several of New Jersey's top-rated medical centers.
