Sea Breeze at Lacey is a luxury gated 55+ active adult community developed by Toll Brothers in Forked River, along the Jersey Shore in Ocean County, New Jersey. Built out between 2008 and 2020, the community consists of 568 single-family homes set just east of Exit 74 off the Garden State Parkway, less than a mile from the highway and just minutes from Barnegat Bay. New construction is complete — any homes coming available today are resales, and the community operates under a 55+ deed restriction with an 80% minimum occupancy requirement. Homes were offered across approximately 13 one- and two-story floor plans ranging from roughly 1,681 to 2,590 square feet (two-story models add a loft bedroom, bath, and flex space on the second floor). Standard Toll Brothers finishes throughout the community include 10-foot first-floor ceilings, tray or coffered ceilings in the primary suite, 42-inch kitchen cabinetry, granite or Corian countertops, hardwood flooring in entry and kitchen areas, Roman soaking tubs, ceramic tile in baths, and two-car garages. Buyers during the build-out were able to customize heavily, so resale inventory varies widely — from comfortable 2-bedroom villas under 1,900 square feet up to expanded 3,000+ square foot Country Manor-style homes with gas fireplaces, three-season rooms, and premium cul-de-sac lots. The heart of the community is a 13,000-square-foot clubhouse that opened in 2011. Indoors, residents have access to a state-of-the-art fitness center with aerobics and dance studio, saunas and locker rooms, a card room, billiards, a hobby and game room, arts and crafts studio, ceramics/kiln space, computer/library area, coffee bar and lounge, shuffleboard tables, a grand ballroom for dances and live entertainment, and a catering kitchen for resident events. Outdoors, the clubhouse is surrounded by a heated pool and spa, four pickleball courts, tennis courts, bocce courts, a putting green, and walking and biking trails that meander through the community. Lifestyle at Sea Breeze is organized around a full-time activities director who coordinates a deep roster of clubs and classes — acrylic painting, art shows, balance and flex classes, billiards, bridge, canasta and other card groups, ceramics, English conversation, genealogy, Mah Jongg, aerobics and dance, and a variety of social and travel events. The vibe skews social and engaged rather than quiet; residents typically describe it as resort-style, neighborly, and active. Location is a major selling point. The community sits minutes from Forked River State Marina and Barnegat Bay for boating and fishing, and Jersey Shore beaches are a short drive east. Lacey Mall is under three miles away for everyday shopping; ShopRite, ALDI, Lidl, and Walmart all serve the immediate area, and the Forked River Butcher (locally known as The German Butcher) is a regional draw. Cedar Creek Golf Course and Bey Lea Golf Course are close by, and Atlantic City is about 45 minutes south. Both New York City and Philadelphia are reachable in roughly 90 minutes via the Parkway, making Sea Breeze a realistic base for residents who want periodic access to major-city culture without living in the middle of it. Medical care is well covered by Community Medical Center in Toms River and Southern Ocean Medical Center in Manahawkin. The HOA fee is a flat $265 per month — notably low for a Toll Brothers resort-style community — and covers lawn maintenance, snow removal, trash collection, common area maintenance, and use of all clubhouse and outdoor amenities. A one-time capital contribution is collected at closing for new owners.
