Cameron Village is an established Beazer Homes community in the southern end of Myrtle Beach, South Carolina, built on the former Raccoon Run Golf Course off Highway 707 in the Burgess area. Though not deed-restricted, the neighborhood attracts a strong contingent of retirees and second-home buyers drawn to its low-maintenance lifestyle, extremely affordable HOA, and coastal convenience. Beazer completed 344 homes between 2005 and 2021, and the community is now essentially built out with only resales and a final new-construction home remaining. Buyers can choose between two distinct product types. Attached Garden Homes, configured in buildings of four or six units, range from about 1,446 to 1,582 square feet with two or three bedrooms and one- or two-car garages — ideal for downsizers who want landscape maintenance handled for them. Detached Heritage Collection single-family homes span 2,248 to 3,179 square feet with three to four bedrooms, two to four baths, and two- or three-car garages. All floor plans feature first-floor master suites, open layouts with vaulted or cathedral ceilings, and Energy Star certification with R-15 wall and R-38 ceiling insulation. The amenity center anchors community life with an outdoor pool and pool house, a screened pavilion, lighted tennis and pickleball courts, a fenced basketball court, a playground for visiting grandkids, and sidewalks and walking trails winding through the old golf course land and around scenic ponds. Many homesites are lakefront or wooded-view, and berms between back-to-back homes give the layout a private, settled feel. There is no on-site golf, fitness center, or restaurant — amenities are intentionally modest, which is reflected in the famously low dues of roughly $28 per month (about $84 per quarter). Location is a major selling point. Cameron Village sits roughly six to ten minutes from the beach, with Surfside Beach, Garden City, and Murrells Inlet's Marsh Walk all within easy reach. Coastal Grand Mall, The Market Common, Inlet Square Mall, and multiple grocery options are within ten miles. The Enterprise Boat Landing on the Intracoastal Waterway is a short drive for boaters, and the neighborhood falls within the well-regarded St. James school district. Myrtle Beach International Airport, medical facilities, Brookgreen Gardens, and both Myrtle Beach State Park and Huntington Beach State Park are all a short drive away. For buyers who want a retirement-friendly coastal neighborhood without the price tag — or the age restriction — of a branded active adult community, Cameron Village is one of the Grand Strand's best values.
