Fearrington Village is a one-of-a-kind master-planned community that began in 1974 when R.B. Fitch and his wife Jenny purchased a 640-acre dairy farm from the Fearrington family — a property that had been farmed for nearly two centuries. Rather than scrape the land and start from scratch, the Fitches spent the next fifty years thoughtfully converting historic farm buildings into shops and restaurants, preserving pastures, and building neighborhoods around mature trees. Today, about 1,360 homes sit across roughly 1,200 acres of rolling Piedmont countryside in northeastern Chatham County, eight miles south of Chapel Hill and thirty minutes from Raleigh-Durham International Airport. The community is not deed-restricted 55+, but has become one of the most retirement-focused communities in North Carolina by reputation and demographics. U.S. Census data shows roughly 72% of residents are age 65 or older, with a median age near 70. Residents are drawn from UNC and Duke faculty, former professionals, writers, and retirees from across the country, giving the place an unusually intellectually engaged feel — book signings with major authors, lecture series, wine classes, chorus groups, and Parkinson's support networks are all part of daily life.
