Fendol Farms is a 500-home, age-restricted 55+ master-planned community by Lennar, nestled on the historic 460-acre Fendol Bevers farm in eastern Durham, North Carolina. Rolling pastures, mature wooded preserves, and views overlooking Little Lick Creek give the setting a peaceful country feel — a rare find this close to the Research Triangle. The farm dates back to around 1850, and elements of the original antebellum structures have been preserved on site, giving the community a sense of place that most new-construction neighborhoods lack. Lennar offers three distinct single-story home collections at Fendol Farms under its "Everything's Included" program, with floor plans ranging from roughly 1,436 to 3,619 square feet. The Place collection starts things off with four compact two-bedroom, two-bath plans from 1,436 to 1,816 sq ft, featuring 9-foot ceilings, quartz countertops, and birch or maple cabinets standard. The Residences collection steps up with three plans from 1,816 to 2,090 sq ft with two or three bedrooms, optional screened porches, luxury owner's baths, and bonus rooms. The Manors collection tops out with four larger ranch plans from 2,041 to 3,619 sq ft, including three-bedroom, two-and-a-half-bath layouts with optional gourmet kitchens, sunrooms, and second-floor expansions for a fourth bedroom. All homes are single-level (or single-level with optional bonus second floor), built for aging-in-place comfort with open-concept living, quartz counters, tile baths, crown molding, and smart-home wiring. The social heart of the community is the clubhouse and amenity center, designed by McAdams and built around resort-style indoor-outdoor living. Inside, residents enjoy a fitness center, multipurpose rooms for clubs and gatherings, and a bar and grill. The community sits just off US-70 near I-540 in eastern Durham, putting RDU International Airport about 13-15 minutes away, downtown Durham 15-20 minutes away, Research Triangle Park under 25 minutes, downtown Raleigh about 25-30 minutes, and Chapel Hill roughly 25 minutes.
