Fairway Village is an established 55+ active adult community in the Cascade Park area of east Vancouver, Washington, built around a 9-hole PGA regulation public golf course designed by renowned Pacific Northwest architect Gene "Bunny" Mason. The course opened in 1982 and was famously dedicated by golf legend Sam Snead in 1985. Developed between 1979 and 1996, the community has matured into one of the most established 55+ neighborhoods in the Pacific Northwest, with 696 single-family homes and 128 condominiums woven around the fairways. The single-family homes range from 1,140 to 2,358 square feet with one to three bedrooms, two or two-and-a-half baths, and attached two-car garages. Many have been thoroughly updated over the years, with granite or quartz counters, stainless appliances, vaulted ceilings, and golf course views. The Barrington floor plan is the largest. Homes backing the course carry roughly a $40,000 price premium. The Windsor is another popular plan. The 128 Fairway View condominiums, arranged in 19 buildings along SE Bay Point Drive and SE 23rd Street bordering the 8th hole, range from 700 to 1,266 square feet with one or two bedrooms and garage parking. Condo owners belong to both the Fairway View Condominium Association and the overarching Fairway Village HOA. Daily life revolves around the sprawling clubhouse at the center of the community. Amenities include a seasonal outdoor pool (Memorial Day through Labor Day), indoor exercise rooms for men and women with saunas, a billiard room, card room, hobby and game rooms, arts and crafts studio, library, ballroom, multiple themed meeting rooms (Mt. Hood, Cascade, Columbia, St. Helens, Vancouver), and a newsletter publishing office that produces The Villager. A full-time activities director keeps a packed social calendar running across aerobics, chair yoga, balance class, line dancing, bingo, bridge, hand and foot, Mah Jongg, book club, quilting, art workshop, movie nights, potlucks, and holiday parties. Bocce and walking trails round out the outdoor recreation. The golf course itself is considered one of the best wet-weather courses in the region — playable year-round, weather permitting — and is a rare amenity in that it is actually owned and operated by the HOA rather than a third party. It features putting and chipping greens with a sand trap and driving cages for warm-ups. Golf membership is optional; the course is public and greens fee options are available to residents and non-residents alike. Homes backing the course are desirable for their views, though the HOA retains sole authority over landscaping and sight lines. The HOA fee structure is unusual: single-family homeowners pay a modest per-person annual assessment (roughly $625/year, or about $52/month equivalent) that covers the clubhouse, golf course, pool, parking lots, landscaping of common areas, equipment, taxes, utilities, and staff salaries. Exterior home maintenance is the homeowner's responsibility. Condo owners pay roughly $313/month to the condominium association on top of the Fairway Village HOA dues. There is a one-time joining fee at purchase of approximately $2,000. The community is not gated, and at least one household member must be 55 or older with all permanent residents 18 or over. Location is a major draw. Fairway Village sits in eastern Vancouver near SE 164th Avenue, just five minutes from Highway 14 and roughly 10–15 minutes from Portland International Airport across the Columbia River. Washington has no state income tax, making it particularly attractive to retirees. The immediate area is packed with everyday conveniences — Fred Meyer, New Seasons Market, Whole Foods, Target, and a Regal Cinemas are all within a short drive, with Columbia Springs Shopping Center nearby. PeaceHealth Southwest Medical Center is less than five miles away.
