Trilogy at Redmond Ridge is a 55+ master-planned community tucked into the forested hills between Redmond and Duvall, Washington, perched atop Novelty Hill with the Cascade Mountains to the east and Puget Sound to the west. Developed by Shea Homes from 2001 through buildout in 2014, the community consists of 1,522 single-family homes spread across roughly 300 acres of a 975-acre development — the remaining 500+ acres are preserved as protected forest, wetlands, and nature space, which is a big reason residents describe the setting as 'almost rural' despite being only 20 miles from downtown Seattle. The heart of community life is the private 32,000-square-foot Cascade Club, supplemented by the 8,000-square-foot Cedar Lodge — more than 40,000 square feet of amenity space combined. Inside the Cascade Club you'll find a state-of-the-art fitness center, an indoor junior Olympic-sized warm-water pool with adjoining spa, an indoor running/walking track that overlooks the pool, yoga and aerobics studios, a billiards room, card rooms, arts and crafts studios, a Cyber Café, and the Grand Living Room for community events. The Crystal Event Room — 2,825 square feet with a catering kitchen, a 30-foot video screen, and a courtyard overlooking the golf course — hosts larger gatherings, weddings, and meetings. The Pines Bistro serves coffee, drinks, and light meals on-site, and Tranquility Spa rounds out the wellness offerings with massages, facials, salon services, and even a barbershop. Outside, residents have access to four lighted tennis courts, eight pickleball courts, a basketball court, bocce ball courts, lawn bowling/croquet, a community park with picnic tables, and a children's playground for visiting grandkids. The adjoining Golf Club at Redmond Ridge is an 18-hole par-70 championship course designed by Gary Panks — it was named 'Best New Public Course in America' by Golf Digest in 2004, and Trilogy residents get discounted greens fees. Homes come in 23 different floor plans across five collections, ranging from about 1,185 to 3,648 square feet. Roughly 80% are single-level ranch designs; the rest are two-story layouts. All feature tall rooflines, 9- or 10-foot ceilings, and two- or three-car garages, with over 60 exterior elevations so the neighborhoods avoid a cookie-cutter feel. Shea built the community to eco-friendly standards with energy-efficient systems. Because buildout finished in 2014, all inventory is resale — and given the Seattle-area market, pricing reflects that: the median sale price over the last six months sits around $1.27 million, with homes typically trading between the mid-$600s and $1M+. The HOA covers front-yard and common-area landscaping, irrigation, and the management company, keeping maintenance light for residents. Age rules follow the federal 80/20 guideline — at least 80% of homes must have an occupant 55+, with the remaining 20% allowed to have someone as young as 53 per the Board's resolution. No residents under 18. Everyday conveniences are right outside the gates: the Village at Redmond Ridge (QFC grocery, Starbucks, banks, pharmacies) is just a few blocks away, Redmond Town Center is 3–4 miles south, and downtown Redmond (home to Microsoft) is about 20 minutes. Downtown Seattle and Sea-Tac are both reachable in roughly 30–40 minutes depending on traffic.
