Summerfield is one of the Portland metro area's most established 55+ communities, spread across 203 scenic, tree-lined acres in the quiet Tigard suburb about 12 miles southwest of downtown Portland. Developed between 1973 and 1991, the community wraps around a year-round 9-hole public executive golf course that sits at the heart of daily life here. Residents can choose from a genuine mix of housing styles — single-family homes, townhouses, condominiums, and apartments — alongside an on-site independent living facility (Summerfield Estates), giving residents the rare ability to age in place within the same neighborhood. About 40 of the community's 203 acres are dedicated to recreation and common areas, anchored by a large clubhouse that serves as the social hub. Inside the clubhouse you'll find a lounge, meeting and game rooms, a library, wellness & fitness center, a large ballroom, swimming pool, and the Summerfield Civic Association office. Outside: tennis and pickleball courts, walking paths, and the golf course itself. The lifestyle is unusually active and club-driven for a community of this size and vintage. A full-time activities director keeps the calendar busy, and residents run a deep roster of interest groups — Art Open Studio, Book Club, Craft Club, Creative Art Guild, Dance Club, Encore! The community is organized under the Summerfield Civic Association with eight sub-associations (The Fountains at Summerfield, Fountainwood, Brookside Condominium, Highland, and several townhouse associations), which is why the monthly HOA fee varies significantly by home type — from about $58/month for single-family homeowners up to roughly $535/month in the condo buildings where more services and building maintenance are included. Summerfield also collects a $2,000 transfer fee at sale of a property and a $700 annual per-person assessment. Ownership is strongly preferred: the community's governing documents prohibit renting out owned homes (the separate Summerfield Apartments property is the only rental component).
