Woodbridge by Del Webb is a 1,425-home, deed-restricted 55+ active adult community in Manteca, California — the largest residential development in the city's history. Built by Del Webb (Pulte) between 2006 and 2017, the community is entirely single-story ranch homes in 14 floor plans ranging from 1,312 to 2,618 square feet, with 2-3 bedrooms, 2-2.5 baths, and attached 2-3 car garages. All homes are now resale only; new construction is sold out. Del Webb's signature open layouts, expansive great rooms, and low-maintenance design define the housing stock, and buyers gravitate here for the rare combination of single-level living, strong HOA oversight, and resort-caliber amenities at a price point well below the Bay Area. Life at Woodbridge revolves around the 28,000-square-foot Lakeview Clubhouse, which fronts the man-made two-acre Lake Rockwell. The clubhouse houses a fitness center, an elevated glass-enclosed indoor walking track overlooking the lake, an aerobics and dance studio, indoor pool and spa, ballroom, library, billiards room, TV lounge, arts and crafts studio, hobby and game rooms, and a demonstration kitchen used for cooking classes. Just outside are the outdoor pool, patio, and spa. The adjacent 12-acre Lifestyle Park adds a senior softball complex, an 18-hole professional putting course, a 3-hole chipping green, three tennis courts, a pickleball court, four bocce ball courts, six horseshoe pits, a half basketball court, and miles of walking and biking trails. Lake Rockwell is stocked for catch-and-release fishing from a dedicated pier. Social life is unusually deep for a community this size. A full-time on-staff activity director coordinates a packed calendar of clubs, classes, and events — happy hours, men's and women's luncheons, potlucks, water aerobics, golf outings, drama club, singers group, creative writing, ceramics and painting, poker, bridge, ballroom dancing, travel, cooking, bike riding, a grandparents group, and more. Seven resident committees (Welcoming, Lifestyle, Property & Grounds, Finance, Publication, and others) advise the HOA board, and Woodbridge LIFE — a 40-page monthly resident-produced community newspaper — is delivered free to every household. The community also runs its own interactive homeowners website (ourwoodbridge.net) with a resident directory, calendar, and message boards. Woodbridge has a reputation locally as one of the safest, best-kept neighborhoods in Manteca, with volunteer golf-cart patrols, an active Neighborhood Watch, and strict property-care enforcement that keeps homes, yards, and streetscapes uniformly maintained. Notably, monthly HOA assessments have not been raised since the community opened in 2006. Location is a major draw: Woodbridge sits at the northwest corner of Union Road and Lathrop Road in north Manteca, a few blocks from Highway 99 and across the street from the Commons at Union Ranch with a CVS, Raley's Market, McDonald's, and multiple restaurants. The Bay Area and Sacramento are each roughly an hour away, Stockton and Modesto are minutes, and Reno/Tahoe is within a 2-3 hour drive. For retirees who want California lifestyle without California coastal pricing, Woodbridge offers a compelling middle ground.
