Heritage Ranch is a gated 55+ active adult community tucked into 575 acres of rolling country terrain in Fairview, Texas — about 25 minutes northeast of downtown Dallas, sandwiched between Allen and McKinney just off Highway 75. The community features 1,144 single-family homes and attached villas built between 2000 and 2007 by K. Hovnanian, Lennar, and US Homes across 21 different floor plans. Homes range from roughly 1,300 to 3,700 square feet with two to four bedrooms, two- to three-car garages, and options like golf cart garages, wide doorways, and granite counters. Everything is resale at this point — no new construction — and recent sales typically run from the mid-$300s to the mid-$700s with an average around $478,000. The heart of the community is a 24,000-square-foot ranch-styled clubhouse with a ballroom big enough for 200 guests, a full-service restaurant (the Corral Grill), the casual Outpost eatery, a billiards and card room, arts and crafts studio, ceramics studio, library with A/V and computers, performing arts center, and a well-equipped fitness center with a heated indoor lap pool. Outside the clubhouse, residents have an outdoor pool and spa, tennis courts, bocce courts, walking and hiking trails, stocked fishing ponds, and the community's signature feature — an 18-hole, par-72 championship golf course designed by Arthur Hills, lined with mature pecan, oak, and cedar trees and dotted with strategic water features. The golf course is open to the public and the country club operates under Troon Privé management, so golf and the practice facility require separate fees beyond HOA dues. Day-to-day life revolves around a full-time activities director and a deep roster of resident-led clubs: chorale, theater guild (Arm Chair Thespians), book reviews, art classes, yoga, Zumba, water aerobics, bridge, canasta, billiards, bocce, Bible study, and even an Allen Americans hockey fan club, among others. There's a required monthly food-and-beverage minimum per lot that keeps the restaurant lively and gives neighbors plenty of reason to run into each other. Residents describe the streets as quiet, the neighbors as open and friendly, and the rolling hills, mature trees, and scenic ponds as the thing that sets Heritage Ranch apart from flatter, cookie-cutter DFW subdivisions. At least one spouse must be 50+, children under 19 can't be full-time residents (visits up to 90 days are allowed), and pets are welcome on a leash in common areas. Location is a major draw: the Village at Fairview (Macy's, JCPenney, Dillard's, dining, entertainment) is minutes away, as are Allen Premium Outlets, the CUTX Event Center, and The Heard Museum & Wildlife Sanctuary. Medical City McKinney and Texas Health Allen are both nearby, and Lovejoy ISD gives the broader area a strong reputation. Fairview itself has been recognized as one of the safest cities in Texas. For a community that feels rural and secluded, it's remarkably close to the full DFW Metroplex — a combination that's hard to find this far inside the Dallas suburbs.
