Victory at Verrado is a 55+ active adult district tucked into the foothills of the White Tank Mountains in Buckeye, Arizona, roughly 25 miles west of downtown Phoenix. Sitting on approximately 1,200 acres within the 8,000-acre master-planned Verrado community, Victory broke ground in 2015 and held its grand opening in January 2016 — with 250 people lining up on day one to buy homes. At build-out, the community will have around 3,500 single-family homes spread across eight collections, delivered by multiple builders including Lennar, Taylor Morrison, David Weekley (Encore), William Ryan Homes, Maracay, Landsea, CalAtlantic, and K. Hovnanian's Four Seasons. Floor plans range from roughly 1,200 to over 4,000 square feet, with single-story designs, zero-edge showers, variable counter heights, NextGen multi-gen suites, and a handful of attached villa-style twin homes and zero-lot-line patio homes mixed in with the predominantly single-family product. The heart of the community is The Victory Club, a 35,000-square-foot residents-only clubhouse perched nearly 1,900 feet above the desert floor with panoramic views of the Phoenix valley and the White Tank Mountains. The club includes three terraced resort-style pools, a 25-yard outdoor lap pool, whirlpool, firepit, an Arizona Great Room with soaring glass walls, Vic's Bar + Kitchen restaurant, a 7,000-square-foot Life Performance Training Center (fitness, movement studio, cardio, group classes), a full-service spa with locker rooms, a demonstration kitchen, an Arts with a View art studio, billiards, multipurpose classrooms, a media room, a chef's garden, an olive grove, and a 3-acre hillside vineyard producing pinot grigio and zinfandel. Golfers get the 18-hole Tom Lehman–designed Victory Course plus access to the Founders Course at Verrado Golf Club. Racquet players have a pickleball and tennis pavilion with 12+ courts. Outside the club, residents step out onto 21+ miles of paths and trails (26 miles per some sources), an outdoor yoga lawn, the Victory Steps outdoor fitness feature, 10 dedicated Victory parks plus access to Verrado's 80+ parks, and a dog park. A full-time Lifestyle Director at the Victory Club runs an active calendar of events — drive-in movie nights, carnivals on the event lawn, weekly happy hours, chef demos, wine tastings, line dancing, pool parties, guided hikes, and outdoor concerts. Residents pick from dozens of clubs including the Bass Wrangler fishing club, bike/cycling club, tennis club, pickleball club, wine club, poker, Italian cooking, Hand and Foot, mahjong, bocce, book clubs, and knitting, with access to Verrado's broader 75+ club roster. It's a golf-cart community — residents regularly cart down to Verrado's Main Street District for restaurants, boutiques, and the Village Green town square. Victory has a noticeably different feel from the older West Valley mega-retirement communities. It's smaller and more intimate, the homes are higher-end with price points typically above nearby competitors, and the small-town Verrado streetscape — shady tree-lined streets, front porches, courtyards — gives it a residential charm that's hard to find in a standard 55+ development. Developed by DMB Associates (the firm behind DC Ranch and Silverleaf in Scottsdale, and Eastmark in Mesa), the quality pedigree shows. Buyers here commonly cross-shop PebbleCreek, Trilogy, CantaMia, and Sun City Grand.
