The community sits directly along Rancocas Creek, giving it a waterfront character that's genuinely rare among active adult communities in the Philadelphia metro — some homes back right up to the creek, and the clubhouse pool overlooks the water. Homes range from roughly 1,440 to 3,000 square feet, with floor plans including the Absecon, Navasink, and Navasink II models. Layouts are primarily two- and three-bedroom ranches with attached garages, open-concept living areas, front porches, and rear patios. Many homes feature vaulted ceilings, sunrooms, and primary suites on the main level. The land plan uses a divided, landscaped entrance boulevard with roundabouts to keep traffic calm and the streetscape attractive. The NJ Transit River LINE light rail has a station in Delanco, giving residents a car-free option into Camden and connections to Trenton. Note that Delanco is a dry township — alcohol is not sold within township limits, though neighboring towns have plenty of options.
