Del Webb North Penn is a gated 55+ active adult community tucked into Hatfield Borough in Montgomery County, Pennsylvania, about 30 miles north of Philadelphia. Developed by Del Webb (PulteGroup) between 2020 and 2024, the community is now sold out by the builder and transitioning to a resale-only market, with a handful of final inventory homes trickling through closings. The community consists of 321 homes in total — 161 single-family homes and 160 attached townhomes — giving it a walkable, close-knit feel rather than the sprawling scale of sunbelt Del Webb communities. Life centers on the 8,000+ square foot clubhouse, which anchors the community's social and fitness life. Inside, residents have a state-of-the-art fitness center, movement/aerobics studio, social hall and bar, card room, and arts and crafts studio. A full-time Lifestyle Director is on staff to program events, classes, and clubs for residents — a signature Del Webb feature that residents consistently cite as the reason the community feels active year-round despite its relatively small size. The HOA, managed by FirstService Residential through the Del Webb North Penn Owner's Association, is genuinely comprehensive. Single-family homeowners pay $403/month and townhome owners pay $381/month, and that fee covers full landscape maintenance (front, side, and rear yards), snow removal of driveways, aprons, and sidewalks, trash and recycling, gated entry, master association insurance and reserves, and all clubhouse and amenity upkeep.
