The Springs

The Springs is a gated 55+ active adult community of 259 single-family homes tucked against the Santa Monica Mountains at the base of the Conejo Grade in Camarillo, California. Built between 1985 and 1987, the neighborhood wraps around the 18-hole Camarillo Springs Golf Course, giving most homes either mountain views, golf course views, or both. Homes are single-story with vaulted ceilings, attached two-car garages, and floor plans ranging from approximately 1,211 to 1,690 square feet — typically two bedrooms and two bathrooms, with a handful of larger variants. Because the community is built out, there are no new construction options; inventory moves through resale only, and because the community is small and well-loved, homes don't sit on the market long. The Springs is one of six sub-communities inside the larger Camarillo Springs development (alongside Tierras, Miramonte, Palmeras, the Camarillo Springs Mobile Home Park, and The Courtyards), but The Springs has its own HOA, its own clubhouse, and its own culture as the deed-restricted 55+ neighborhood in the mix. Monthly HOA dues are notably low for Southern California — around $255/month — and include cable TV and internet along with gated entry, common-area landscaping, and clubhouse access, making the all-in cost of ownership very competitive for Ventura County. Social life centers on the clubhouse, which houses an exercise room, card room, billiards room, ballroom, multi-purpose meeting room, and library. A full-time activities director keeps the calendar full with clubs and groups including Bingo, Bone Builders, Book Club, Bridge, Canasta, Golf, Knitting, Line Dancing, Mah Jongg, Men's Exercise, and the "Traveling Springers" group for residents who like to get out of town together. Outside, there's an outdoor pool with a patio that hosts happy hours, a picnic area, RV and boat storage, and walking and biking trails that wind through the community with views back toward the rock formations of Conejo Mountain. Location is one of The Springs' biggest selling points. The community sits just off the 101 Freeway at the Camarillo Springs Road exit, putting downtown Camarillo and the Premium Outlets about 10 minutes away, Oxnard and the Ventura County coastline about 15-20 minutes out, and both Los Angeles and Santa Barbara roughly 45 miles in either direction. Residents describe it as a quieter, lower-density, lower-rules alternative to nearby Leisure Village — smaller community, fewer fees, golf-adjacent, and with better mountain scenery.
