Clover Springs is a Del Webb-built 55+ community tucked into the Alexander Valley wine country of northern Sonoma County, just off Highway 101 in the small town of Cloverdale. Developed on 175 acres of the historic Moulton Hill Winery site, the community was built out between 1997 and 2000 and consists of 362 single-family ranch-style homes — all resale now, with no new construction. Homes range from roughly 1,088 to 1,750+ square feet with one to three bedrooms, one-and-a-half to two baths, and two to two-and-a-half car garages. Floor plans include the Alexander, Marin, Jordan, and Calistoga models, with many backing up to open space, creekside greenbelts, or mountain views. Some lots are oversized and a number of homes include dens or hobby rooms. The center of community life is Fire Creek Lodge, a 6,200-square-foot clubhouse that functions as the social and fitness hub. Inside, the Lodge houses a fully equipped fitness room, a large multi-purpose room used for meetings, potlucks, and catered dinners, a lobby with a billiards table and fireplace, a book-and-video lending library, resident computers, and a dedicated arts and crafts studio. The craft studio is unusually well-equipped for a community of this size — it includes a kiln for ceramics, plus set schedules for clay, painting, and glass classes throughout the week. Outside, residents share an outdoor pool and spa, two lighted tennis courts, a bocce group that plays spring and fall with an annual bocce potluck, refurbished horseshoe pits, shuffleboard, a barbecue area with a covered patio, and a creek-side walking trail that winds through manicured common grounds. Water aerobics runs multiple times per week in season. The social calendar is dense for 362 homes. Active clubs and groups include billiards, bocce, a book club, bridge, clay and ceramics, the Clover Springs Singers, cribbage, a crafts club, a drawing club, Green Thumb garden club, Mah Jongg, painting, poker, tennis, theater, water aerobics, yoga, Qigong, and Tai Chi. A monthly newsletter (The Grapevine) keeps residents informed, and the association is governed by homeowner volunteers supported by paid staff. The vibe on the ground is quiet, tight-knit, and walkable — residents consistently describe it as peaceful, dog-friendly, and neighborly, with well-kept grounds and strong pride of ownership. Location is a real differentiator. Clover Springs sits at the northern end of Sonoma County, with the Alexander Valley wineries essentially on its doorstep and Healdsburg's tasting rooms and restaurants about 20 minutes south. Santa Rosa is roughly 30 miles south for bigger shopping, medical, and cultural amenities, and the Pacific coast is about 30 miles west. Lake Sonoma, the Russian River, and the adjoining 250-acre Clover Springs Preserve (with oak-woodland hiking trails) are all close by. Cloverdale itself is a walkable small town of about 9,000 — home to the annual Citrus Fair, a summer Friday Night Live concert series, a farmers market, and the Cloverdale Performing Arts Center. For residents, day-to-day errands (grocery, pharmacy, coffee, small medical facilities) are a short drive or walk, while Sonoma County Airport is about 25 miles south for regional flights.
