The Oasis at Robertson Ranch

The Oasis at Robertson Ranch is a luxury master-planned community in northeast Carlsbad, California, built by Toll Brothers between 2016 and 2020. While not age-restricted, the community draws many active adults and empty-nesters thanks to its resort-style amenity center, walkable layout, and lock-and-leave lifestyle just three miles from the Pacific coast. The community comprises 308 single-family homes organized into four distinct enclaves. The Bluffs is the most exclusive — a small gated pocket of 36 residences ranging from roughly 3,200 to 4,860 square feet, up to six bedrooms with territorial canyon views. The Terraces is a second gated enclave tucked into a cul-de-sac with similar large floorplans in the 3,000-4,860 square foot range. The Vistas and The Ridge offer single-story and two-story homes from about 1,578 to 3,900 square feet with 3-5 bedrooms, making them the entry point into the community. Architectural styles lean Mediterranean and Spanish Colonial with Mission, Tuscan, and English Country touches — tile roofs, stucco, arches, and columned entries. Most homes come with owned solar panels as standard. The Crossings at Carlsbad golf course is a few minutes away, and Carlsbad's beaches, Village, and Flower Fields are roughly three miles west. LEGOLAND, Carlsbad Premium Outlets, and The Forum shopping center are all within a 10-minute drive. I-5 and Highway 78 provide quick access to the broader San Diego metro. Homes sell quickly — typically 15 to 41 days on market — and the community has appreciated substantially since it was built. Median sale prices now sit near $1.9-$2M, with Bluffs estates reaching into the $3M range. The HOA covers the Oasis amenities, common grounds, and management, and Mello-Roos special tax assessments apply on top of standard property taxes.
