Rancho Carlsbad is an active, gated 55+ community of 504 land-owned manufactured homes spread across 106 acres of lakes, greenbelts, mature trees, and professionally landscaped grounds in coastal North San Diego County. Unlike traditional mobile home parks, residents own the land beneath their homes through condominium-style ownership with 433A permanent foundation certification — meaning no space rent, and owners pay standard property taxes (with Proposition 19 potentially allowing transfer of lower property tax basis for those over 55). There are no Mello-Roos or CFD taxes. Development began in 1972, and the community is fully built-out with an active resale market. Homes range from roughly 1,300 to 2,400 square feet with two or three bedrooms, two bathrooms, and driveways or carports (some newer models include two-car garages). All homes are single-story, eliminating stairs.
