Haddington at Côta Vera is Chula Vista's first and only for-sale 55+ community — a gated enclave of 127 single-family and paired homes tucked into the southern end of the Côta Vera master plan in Otay Ranch. Built by California West Communities (CalWest) in partnership with HomeFed and IHP Capital Partners, the neighborhood broke ground in 2024 and continues to fill in, with the grand opening held January 2024 and construction ongoing as remaining lots sell. Four floor plans range from 1,453 to 2,226 square feet with 2-3 bedrooms, 2-3 bathrooms, and attached two-car garages. Plan 1 is a paired (attached) single-story residence at 1,453 sq ft; Plans 2 and 3 are detached single-story homes at 1,621 and 1,789 sq ft; and the largest two-story plan offers a loft with bonus space up to 2,226 sq ft. Architecture draws on three European-influenced elevations — Contemporary Spanish, Cotswold Cottage, and Farmhouse — giving the streetscape a cohesive, intentionally designed feel rather than a cookie-cutter subdivision. Interiors include Whirlpool stainless appliances, European quartz countertops in the kitchen and baths, white thermofoil shaker cabinets, Daltile ceramic tile at wet areas, and a VIVID home-connect smart home package. Many homes feature open-concept floor plans, gourmet kitchens with large islands, spa-like primary suites, and options for gas fireplaces, dens/offices, and covered patios. Single-level living is the centerpiece of most plans — a rarity in new San Diego construction. What sets Haddington apart is the dual-amenity model. Residents have exclusive access to a private 55+ recreation center and clubhouse with an outdoor pool, sundeck and cabanas, BBQ areas, fire pit, indoor fitness space, and multipurpose gathering rooms — all reserved for the age-qualified enclave. On top of that, residents tap into Côta Vera's broader master-plan amenities: the Central District with art walks, shops, a dog park, playgrounds, and a large event lawn; a second community pool and fire pit area; and the WayWell lifestyle program that runs yoga in the park, outdoor concerts, food trucks, movie nights, and other intergenerational events. This gives residents the option to socialize within their 55+ peer group or participate in the broader, multigenerational community programming — or both. At 127 homes, Haddington is small enough that residents recognize neighbors and build real relationships around the pool and clubhouse, rather than feeling anonymous. The gated entry adds both security and a sense of arrival that separates it from surrounding family neighborhoods. Because CalWest is a mid-sized private San Diego builder with more than 40 local communities over three decades, quality and site selection tend to be strong — Haddington is their first active-adult venture. The location is a major draw for South Bay empty-nesters who want to stay close to family, friends, and familiar routines. Côta Vera sits in the eastern hills of Chula Vista about 15-20 minutes from downtown San Diego, 20-30 minutes from the Pacific coast, and a short drive to the US-Mexico border. Otay Ranch Town Center (Macy's, Apple, Target, restaurants) is roughly 2 miles north, and Otay Valley Regional Park — with 8.3 miles of mostly flat walking/biking trails and seven ponds for birdwatching — lies immediately south. Scripps Coastal Medical Center Eastlake and Sharp Chula Vista Medical Center handle most healthcare needs, and multiple golf courses (Enagic at Eastlake, Bonita, Chula Vista Golf Course) are within a short drive. Chula Vista's mild year-round coastal climate — rarely hot, rarely cold — makes outdoor living comfortable nearly every day of the year.
