Auberge at Del Sur is a gated, resident-owned 55+ community tucked into the 1,400-acre Del Sur master plan in north inland San Diego, about 10 miles from the Pacific coast. Built between 2016 and 2018 by CalAtlantic Homes (now Lennar), Auberge was the first new 55+ community built in San Diego County in more than 20 years, and the timing allowed the builder to design in contemporary aesthetics, owned-solar on most homes, and single-level living with ground-floor primary suites throughout all 196 residences. The community is organized into three distinct neighborhoods. The Cottages are attached homes (condominium ownership) ranging from roughly 1,276 to 1,843 sq ft with 2-3 bedrooms and two-car garages sharing motor courts — the most efficient and generally lowest-priced option. The Villas are mid-sized homes with courtyard-style designs, available in both single-story and two-story floor plans. The Summer House collection lines the scenic perimeter and offers the largest detached single-family homes at roughly 2,082-2,925 sq ft with 3-4 bedrooms, private driveways, gourmet kitchens, and some plans with dual primary suites. The Summer House collection won the 2017 NAHB award for Best 55+ Detached Home in its size category. All homes are stick-built traditional construction on land the homeowner owns outright — no land lease. The social and recreational heart of Auberge is The Club, a 10,000 sq ft private clubhouse reserved for Auberge residents. It features a hotel-style foyer with beverage bar and fireplace, library and reading room, fitness gym, multi-purpose rooms, a heated pool with a dedicated lap lane, spa, outdoor seating with fire features, pickleball and bocce courts, BBQ area, and two separate fenced dog parks (small dogs and large dogs). The Club hosts a full calendar of social clubs, fitness classes, book clubs, workshops, potlucks, game nights, and organized outings. Beyond Auberge's private amenities, residents have full access to the broader Del Sur master plan's shared amenities — 14 parks, 11 solar-heated year-round pools, an amphitheater, picnic areas, a community garden, playgrounds, and roughly 18 miles of walking and biking trails that connect directly into Black Mountain Open Space Park's 2,300+ acres of hiking. This dual-access model is unusual for a 55+ community and gives residents both the exclusive feel of an age-restricted enclave and the energy of a larger multigenerational neighborhood. The community attracts mostly retired and semi-retired professionals from tech, business, healthcare, and similar backgrounds. Most homes are owner-occupied, turnover is low (typically only a handful of homes for sale at any time), and residents consistently describe the social climate as exceptionally warm — a frequent refrain in reviews is that the weather and location are great, but the neighbors are what make it stand out. The setting is suburban and upscale, surrounded by open space and bordering some of the most prestigious addresses in San Diego County — Fairbanks Ranch, Rancho Santa Fe, Santaluz, and 4S Ranch are all immediate neighbors.
