The Bluffs on the Cape Fear is a private, gated master-planned community perched along a high bluff on the Cape Fear River, about 15 minutes from downtown Wilmington in Leland, North Carolina. Though not deed-restricted 55+, the community draws heavily from retirees, second-home buyers, and empty-nesters looking for a low-maintenance waterfront lifestyle with first-class amenities and a strong social calendar. At full build-out, The Bluffs will have approximately 600 custom homes on spacious lots ranging from roughly 0.2 acres to over 1.5 acres — most averaging around a half-acre. Homesites sit among natural woodlands, ponds, a six-acre community lake, meadows, and the riverfront itself, giving buyers a wide choice of views: wooded, lakeside, pondside, or directly on the Cape Fear River. Phase 6 is the final phase, with the last collection of homesites now selling. Construction began in 2006/2007 and new builds are ongoing through a preferred builder program that includes Legacy Homes by Bill Clark, Southern Pines Homes, Kent Homes, Hagood Homes, Coastal Cypress, Trusst Builder Group, Arthur Rutenberg Homes, and True Homes. Buyers can also bring an approved outside builder. Architectural guidelines emphasize classic coastal styling that harmonizes with the landscape. The amenity package is what sets The Bluffs apart. On-site, residents enjoy a lakefront clubhouse with a resort-style saltwater pool and pool house, a fitness center, tennis and pickleball courts, a playground, a fishing pier on the stocked community lake, and miles of golf-cart-friendly walking and biking trails winding through the preserve. A 50-slip private marina with a scenic boardwalk, a two-acre riverfront park, and a boat/kayak launch give residents direct access to the Cape Fear River for boating, fishing, kayaking, and paddleboarding — you can literally boat downtown to Wilmington for lunch. Off-site, residents have exclusive use of a private Beach Club on Oak Island with parking and full ocean access, about 35–40 minutes away. RV and boat storage is available on-site. Social life is active and resident-driven, with an event calendar and numerous interest groups: golf, pickleball, tennis, boating, kayaking, a bike group, dinner club, gardening club, book club, Bunco, woodworking, travel adventures, community parties, and Food Truck Fridays at the lakeside clubhouse. The entire community is golf-cart friendly, with a full-time security gatehouse at the entrance. HOA dues are notably low for a community of this caliber — roughly $1,400–$1,800 per year — and cover lawn maintenance plus common grounds and amenities. The community is transitioning to CEPCO Management. The 2026 Wilmington Parade of Homes is scheduled to feature models in The Bluffs. The setting balances seclusion with convenience: Leland's shopping, dining, and medical care are 15 minutes away, historic downtown Wilmington and the Riverwalk are 15–25 minutes across the bridge, and the Atlantic beaches of Oak Island, Wrightsville, and Carolina Beach are within 30–45 minutes. Wilmington International Airport is about 20–25 minutes from the gatehouse.
