The Bluffs on the Cape Fear is a 600-acre gated, master-planned riverfront community in Leland, North Carolina, perched along a high bluff on a scenic stretch of the Cape Fear River just 15 minutes from downtown Wilmington. At buildout the community will have just over 750 single-family custom homes on spacious homesites ranging from 0.2 acres to over 1.5 acres, many backing to woodlands, ponds, the community lake, or the river itself. Development began in the mid-2000s under managing partner Doug Talbot. The 2008 recession paused progress, but the community relaunched and has been growing steadily ever since. A $6 million capital improvement plan added a new riverfront park, boat ramp, boat/RV storage, boardwalk, expanded clubhouse with fitness and wellness center, and pickleball courts.
