Del Webb Wilmington is PulteGroup's coastal North Carolina active adult brand, encompassing two separate 55+ communities in the greater Wilmington area — Del Webb Wilmington at RiverLights in Wilmington and Del Webb Wilmington at Mallory Creek in Leland. Together they account for 1,308 planned single-family homes, making Del Webb the dominant 55+ builder on the southeastern NC coast. Del Webb at RiverLights (Wilmington, 28412) is the original campus — a 547-home neighborhood tucked inside the 1,400-acre RiverLights master-planned community along the Cape Fear River. Sales began in 2016 and the neighborhood has essentially sold out, now trading as a resale market. The heart of daily life is a 15,000 sq ft amenity center with indoor and outdoor pools, a fitness center, multi-purpose rooms, and an event lawn. Residents play on dedicated pickleball, tennis, and bocce courts, and walk scenic neighborhood trails. Beyond the Del Webb gate, residents tap into the broader RiverLights amenities: eight miles of trails through 500 acres of natural area, a 38-acre lake, kayak and paddleboard launch points on the Cape Fear River, the Marina Village town center with restaurants, shops, art gallery, indoor golf club and Magnolia Social Café, and the forthcoming 7Bridge commercial center. A full-time lifestyle director runs clubs and events — book club, bike club, wine club, kayaking group, Bunco, bocce, pickleball, tennis, swim, and a regular calendar of socials. Homes came from Del Webb's Passport, Expedition, and Pinnacle series, ranging from roughly 1,262 to over 2,200 sq ft, all single-level ranch designs with open floor plans and two-car garages. Del Webb at Mallory Creek (Leland, 28479) is the newer, larger campus — 761 single-family homes within Mallory Creek Plantation in North Brunswick County, about 10 miles west of downtown Wilmington. Sales opened in 2024 with strong pent-up demand. The centerpiece under construction is a 20,000+ sq ft clubhouse that will include an indoor pool with lap lanes and hot tub, a resort-style outdoor pool with poolside café, a fitness center with cardio and strength equipment, yoga studio, arts and crafts rooms, game spaces, and a coffee bar — all overseen by an on-site lifestyle director. Outdoor amenities include pickleball courts, bocce courts, nature trails, a dog park, and a community garden. The Mallory Creek campus is sited outside Leland city limits, which has historically kept property taxes lower than the city itself. Homes are modern single-story ranches — including the Prestige and Renown floor plans — with flex spaces, open-concept layouts, and Del Webb's standard smart home options. The combined Del Webb Wilmington footprint gives buyers two distinct flavors of the same brand: an established, sold-out neighborhood with mature trees and a thriving resale market on the Wilmington side, versus a brand-new, still-building campus with a larger clubhouse and fresher amenities on the Leland side. Both are minutes from Wrightsville, Carolina, and Kure Beaches, downtown Wilmington's historic district, the Cape Fear River waterfront, and Wilmington International Airport — a rare combination of coastal living, small-city conveniences, and a moderate year-round climate with mild winters.
