Sunstone Village at Terrain is a low-maintenance lifestyle neighborhood within the 1,185-acre Terrain master-planned community in Castle Rock, Colorado, located just off Founders Parkway and I-25 about 30 miles south of downtown Denver and midway to Colorado Springs. The 240-home community was built between 2019 and 2021 by three builders — KB Home, Meritage Homes, and Tri Pointe Homes — each contributing distinct home collections. KB Home and Tri Pointe delivered paired ranch-style attached villa homes (1,414 to 1,849 square feet, two to four bedrooms) aimed at buyers wanting single-level living with minimal exterior upkeep, while Meritage contributed single-family homes from 1,586 to 2,935 square feet in both single- and two-story configurations. Most homes include attached two-car garages, optional finished or unfinished basements, energy-efficient construction, and modern open-concept layouts. The Meritage section is now sold out, and the community is effectively built out with resale activity only. Importantly, this is NOT an age-restricted or retirement-focused community. Although 55places.com markets it to active adults due to the low-maintenance paired homes, Sunstone Village is a mixed-demographic neighborhood attracting families with school-aged children, longtime Castle Rock locals, and working professionals alongside empty-nesters and retirees. Local elementary and middle schools (Sage Canyon Elementary on-site, in the highly-rated Douglas County School District) are within walking distance, and the community hosts block parties, playdates, and holiday light tours. The pool rules specifically accommodate children. Buyers drawn here for a retirement lifestyle should understand they're joining an all-ages neighborhood, not an active-adult enclave. As part of Terrain, residents enjoy access to the master plan's extensive amenities: the award-winning Terrain Swim Club (named Best Clubhouse by the Homebuilders Association of Metro Denver) with an indoor gathering space, fireplace, and outdoor pool at 1465 Autumn Sage; a second pool at Ravenwood Park featuring a large in-ground slide and Rocky Mountain views; a community clubhouse; tennis courts; sports fields; a dog park; picnic pavilions; playgrounds; and miles of paved trails winding through nearly 600 acres of preserved open space, wild grasslands, and historic landmarks including a 1930s Civilian Conservation Corps campsite. Terrain hosts year-round events including food trucks, summer concerts in Wrangler Park, and movie nights on the event lawns. The setting is classic front-range Colorado — rolling ridgelines, open meadows, wildflowers, and views toward the Rockies, with wildlife like mule deer routinely passing through yards. The HOA fee is modest (roughly $73–$89 per month) because it layers onto the Castle Oaks Estates Master Association and the Terrain metro district structure that funds the larger amenity base. Location is a core strength: Outlets at Castle Rock (Colorado's largest open-air outlet mall) is minutes away, Castle Rock Adventist Hospital is nearby, and downtown Castle Rock with its boutiques, breweries, and restaurants is a five-minute drive. Denver and Denver International Airport are roughly 40–43 miles north on I-25, and Colorado Springs is about 35 miles south.
