Heritage at Eagle Bend Golf Club is a gated active adult community tucked into the rolling hills of southeast Aurora, Colorado, roughly 25 miles southeast of downtown Denver and just off the E-470 Tollway at Gartrell Road. The community is built around an 18-hole, par-72 championship golf course designed by Arthur Hills — a 7,000+ yard layout set at about 6,085 feet of elevation, winding past lakes, creeks, and wide fairways with views of the Rocky Mountains from nearly every hole. The course is open to the public but residents enjoy discounted green fees and preferred tee times. The heart of community life is the 37,000 square-foot clubhouse, which houses Eagle's Nest Restaurant and patio, the Antero Ballroom, a lounge, library, billiards room, card rooms, craft and ceramics studios, a computer lab, and a state-of-the-art fitness center. An indoor lap pool and aerobics studio host water exercise, dance, and fitness classes year-round, while the outdoor resort-style pool and spa draws crowds on warm Colorado summer days. Surrounding the clubhouse are bocce ball courts, tennis courts, pickleball courts, and miles of walking and biking trails weaving through open space where wildlife sightings are common. Heritage Eagle Bend was originally developed as a 55+ community by Lennar between 2000 and 2008, with approximately 1,440 homes spread across three housing types: roughly 830 detached single-family homes, around 371 duplexes (paired patio homes), and the remainder attached townhomes in sections like Highland Villas and Traditions. Home sizes generally run 1,200 to 3,000+ square feet with 2-4 bedrooms, many featuring golf course or mountain views, ranch-style floorplans, walk-out basements, and low-maintenance exteriors. During the housing downturn, the governing documents were amended to allow buyers ages 45-54 to purchase, though at least one resident must be age-qualified and no one under 18 may reside in the community. Short-term rentals are prohibited. HOA fees vary by home type and range from about $170 to $248 per month, covering common area maintenance, the clubhouse and amenities, management, trash and recycling, and snow removal from common sidewalks. Attached homes carry two HOA fees that include exterior upkeep and driveway snow removal. A working capital contribution of four months' assessments is due at closing, plus a transfer fee. Heritage Eagle Bend was recognized as HOA of the Year in 2023, reflecting the strength of its governance and resident engagement. A full-time activities director coordinates a dense calendar of clubs and special-interest groups — Aquacise, Art Club, Bingo, Book Club, Busy Bloomers Garden Club, Car Club, Crazy Quilters, Dominoes, Duplicate Bridge, and the Eagle Bend Players theater group among them.
