Heather Gardens

Heather Gardens is one of Colorado's largest and most established active adult communities, set on roughly 200 park-like acres in southeast Aurora just east of I-225 and less than a mile from the RTD Nine-Mile light rail station. Built between 1973 and 1986, the community encompasses approximately 2,400 residences — a mix of mid-rise condominiums (in five buildings that are three and six stories tall), attached townhomes, and duplex-style garden homes. With roughly a dozen condo floor plans ranging from about 780 to over 2,300 square feet and townhome/duplex plans from about 926 to 1,663 square feet, there is an unusually wide range of size and price points, which is a big part of why Heather Gardens remains one of the most affordable ways to live an active, amenity-rich retirement lifestyle in the Denver metro area. Life at Heather Gardens centers on the 50,000-square-foot clubhouse, which anchors daily social life for residents. Inside are an indoor pool, hot tub, sauna, fully equipped fitness center with locker rooms, auditorium and stage, library with computers, billiards room, card rooms, arts and crafts studio, ceramics studio, woodworking shop, and the Rendezvous Bar & Grill — a full-service on-site restaurant with banquet facilities. Outdoors, residents have a resort-style pool, tennis courts, pickleball, horseshoe pits, community garden plots, a picnic area, and the community's own 9-hole executive golf course with scenic ponds — residents receive discounted rates. There is also a golf simulator and golf practice cage for year-round play. Walking paths wind through the greenbelts, ponds, and mature pine and cottonwood trees that give the property its park-like feel. A full-time activities director keeps the social calendar full, and residents can choose from roughly 100 classes, clubs, and special interest groups — from the 500 Club, ACBL duplicate bridge, bunko, and billiards to bowling leagues, the Breakfast Optimist, the Colorado Symphony Guild, ballroom dancing, aerobics, pottery, fiber arts, cooking classes, and caregiver support groups. The vibe is neighborly and highly engaged, with residents describing it as country-club living without the country-club price. Security is a point of pride — a 24/7 emergency response team patrols the grounds, and condo buildings feature secured entries, elevators, and underground heated parking with assigned spaces and private storage. The community is split by Yale Avenue, with the 55+ Heather Gardens Association managing everything south of Yale — that is the age-restricted community in this record. (The residential streets north of Yale are a separate, non-age-restricted single-family neighborhood that shares the Heather Gardens name but is not part of the HOA.) Monthly HOA fees generally run in the $500s to $700s depending on floor plan and unit size, and the fee is unusually comprehensive: it covers heat and gas, water, sewer, trash removal, snow removal, exterior and building maintenance including roofs, insurance, full clubhouse access, and use of pools, tennis, and other amenities. Buyers at closing pay a one-time capital reserve contribution equal to six months of HOA dues (refundable at future resale). Rentals are capped at 20% of the community and subject to HOA approval, which keeps the community predominantly owner-occupied.
