Gleneagles Village is a gated, age-restricted 55+ community tucked into the Eastridge area of Highlands Ranch, Colorado — about 15 miles south of downtown Denver and wrapped around The Links Golf Course. Construction began in 1984 under the Mission Viejo Company, which built 160 attached patio/townhome-style residences, and the community was rounded out by Richmond American Homes with 185 detached single-family homes, reaching build-out in 2001. In total there are 345 homes behind the gates, giving the neighborhood the feel of a small, self-contained village rather than a sprawling resort. The homes were designed from the ground up for low-maintenance 55+ living. Attached residences run roughly 1,088 to 2,400 square feet with two to three bedrooms, one to two-and-a-half baths, and attached two-car garages (some of the smallest townhome floorplans have a one-car garage). The detached single-family homes range from about 1,685 to 2,123 square feet above grade, many with finished basements that push total living space well over 3,000 square feet. First-floor primary suites, ranch layouts, vaulted ceilings, and patios or decks backing to greenbelts or golf fairways are common throughout. Many homes have been meaningfully updated over the years with granite counters, stainless appliances, LVT/hardwood flooring, and refreshed baths. Social life revolves around The Club at Gleneagles Village, the on-site clubhouse that was expanded in 2003 and functions as the community's social heart. Inside there's an indoor pool, fitness center, aerobics and dance studio, card room, ceramics/craft studio, hobby and game room with billiards, a library built on resident donations (with a big-screen TV), a grand ballroom/banquet room with dance floor, a performance/movie theater, and a catering kitchen.
