Stonegate West is a 336-home active adult community on the east side of Aurora, Illinois, right on the Naperville border and just two miles from I-88 at the Farnsworth Avenue exit. The community was developed in two phases: Kensington Homes broke ground in 2006, building 138 attached Carriage Homes (arranged in six-unit horseshoe buildings) and 104 single-family Village Homes, before Ryan Homes acquired the final parcel in 2012 and completed the community in 2017 with 94 additional ranch-style detached homes. The result is an unusually diverse housing mix for a community of this size — condos and townhomes in the $300Ks alongside single-family ranch and two-story homes reaching into the upper $500Ks, with floor plans from roughly 1,257 to 3,024 square feet and up to four bedrooms. The Kensington-era Village Homes come in four models — The Emerson, Dunhill, Braeburn, and Ashford — all with full basements and two-car garages, and options for sunrooms and luxury master baths. The Carriage Homes include The Bradbury, Cortland, and Atwater plans with open floorplans and customization options like fireplaces and skylights. The Ryan Homes section features seven ranch floor plans with three bedrooms, Energy Star certification for lower utility costs, full basements, and partial brick fronts.
