Carillon in Plainfield, Illinois holds a distinctive place in Chicagoland real estate history as the first 55+ active adult community in the Chicago area. Founded in 1989, the community has matured over three-plus decades into one of the most established and socially active retirement neighborhoods in the southwest suburbs, situated roughly 35 miles southwest of downtown Chicago and just one mile south of I-55 on Weber Road in Will County. The community's origin story is unusual. Cenvil, a Florida corporation, originally acquired 1,477 acres in 1989 with plans for more than 8,000 homes. After fewer than 400 homes were built in the first three years, the larger tract was carved into several all-ages developments, and Cambridge Homes purchased the core parcel and carried Carillon forward as a 55+ age-restricted community. Cambridge completed the buildout in 2001 with a final total of 2,097 homes spread across 16 distinct neighborhoods, each operated by its own sub-association while the Carillon Adult Master Association (CAMA) manages shared amenities and common elements. The heart of the community is Club Carillon, a 32,000-square-foot clubhouse that functions as the social engine of the neighborhood. Indoors, residents have access to an indoor pool and spa, a fitness center with an aerobics and dance studio, a grand ballroom with stage and dance floor, a library, billiards room, card room, and dedicated hobby studios for ceramics, woodworking, and arts and crafts. An outdoor pool and tennis courts round out the recreation offerings. Winding through the community is The Links at Carillon, a 27-hole public golf course with a fully stocked pro shop and a restaurant serving lunch and dinner. Social life is a major draw. A monthly newsletter, Talk of the Town, keeps residents up to date on dozens of clubs and interest groups — card clubs, golf groups, ceramics, Red Hatters, a travel club, a fishing club, and many more — plus a steady rotation of classes in everything from aerobics and dance to crafting. Residents frequently cite the friendliness, the variety of programming, and the ease of meeting neighbors as the things that make Carillon feel like home. Housing variety is unusually broad for a 55+ community. Homebuyers can choose from over 30 floor plans across four product types: single-family ranch homes (roughly 1,375 to 2,320 square feet), Master Series, Getaway Series, and Cenvil townhomes (1,267 to 1,693 square feet), coach home condominiums (1,035 to 1,334 square feet), and the Buckingham, a four-story elevator condo building with underground parking and units from 835 to 1,380 square feet. The design vocabulary leans toward stair-free ranch living, which appeals strongly to downsizers coming from larger suburban homes in the western and southwestern Chicago burbs. Because Carillon is organized into 16 separate HOAs, fees vary meaningfully by home type. Detached ranch HOAs generally run about $257 to $300 per month, townhomes around $456 to $473, coach homes $450 to $475, and condos $458 to $556. Fees typically cover lawn care, snow removal (when accumulation reaches 2 inches or more), driveway sealing, mulch replacement, and full access to master amenities. Property taxes average around $5,200 annually. The location delivers urban convenience without urban density. Residents are within a short drive of Naperville (12 miles north), Downers Grove, and Oak Brook via I-55, with downtown Chicago reachable in about 35 minutes off-peak. Everyday needs are covered by Fresh Thyme Market, Meijer, Jewel-Osco, and ALDI, all within about 10 miles, with Walgreens and CVS handling pharmacy. Health care is well covered by Edward-Elmhurst Health Center-Plainfield and other nearby providers. Between the gated entrance, the depth of amenities, the broad price spectrum, and the social infrastructure built up over 35+ years, Carillon remains one of Illinois's benchmark active adult communities.
