Edgewater by Del Webb is an established 55+ active adult community located on 440 acres in Elgin, Illinois, roughly 40 miles northwest of downtown Chicago and a half-mile west of the Randall Road corridor on Bowes Road. Opened by Del Webb in 2005 and built out over the following decade, Edgewater comprises 1,040 single-family ranch-style homes arranged across four distinct series — Manor, Classics, Reflections, and Venetian — for a total of 22 floor plans ranging from 1,197 to over 3,100 square feet with two to four bedrooms, two or three baths, and two- to three-car attached garages. All homes feature partial brick fronts, and basements are optional on many of the larger floor plans, giving buyers real flexibility at resale. The heart of the community is the 23,000-square-foot Creekside Lodge, a gated-community clubhouse that functions as the hub of daily life. Inside, residents find a state-of-the-art fitness center with cardiovascular and weight equipment, an indoor lap pool and spa, a dedicated studio for aerobics, yoga, pilates, and dance classes, a grand ballroom that hosts holiday parties, dances, guest speakers, and large group meetings, plus a billiards room, arts and crafts studio, library with computers, and a catering kitchen. A reception area with a double-sided fireplace and a bright sunroom overlooks a large patio and sundeck — the informal gathering spot where neighbors meet for coffee before heading out to dinner. Outside the lodge are a resort-style outdoor pool, tennis courts, pickleball courts, and bocce ball courts. What really defines Edgewater is the social energy. A full-time on-site lifestyle director plans the calendar and publishes a monthly community magazine featuring upcoming classes, group meetings, and outings. Residents run several dozen clubs and special interest groups — cooking, bridge and other card groups, book club, arts and crafts, travel group, golf club, singles club, walking club, veterans group, train and hobbyist clubs, dance classes, fitness classes, and support groups — alongside regularly scheduled car shows, ice cream socials, dance parties, holiday events, and day trips. The concierge at the welcome desk is staffed by resident volunteers, which sets the tone for how tight-knit the community is. The surrounding landscape is part of the appeal. The community is laced with ponds, water features, scenic lakes, pocket parks, and miles of walking and biking trails that connect into the Kane County regional bike path — giving residents direct access to hundreds of miles of trail through Chicago's western suburbs. HOA fees cover lawn maintenance, snow removal, trash, and common grounds, so homeowners live largely maintenance-free. Location is a major draw. The Randall Road corridor sits just a half-mile east and offers Otter Creek Center, Geneva Commons, Algonquin Commons, Portillo's, Nick's Pizza, Sam's Club, Walmart, movie theaters, and dozens of restaurants and service providers. Sherman Hospital (Advocate Sherman) and the Big Timber Metra station are about five minutes away — putting residents on a direct commuter rail line into downtown Chicago — and the I-90 Northwest Tollway is a ten-minute drive. St. Charles sits ten minutes south, and Elgin Community College plus two public golf courses are within a mile. A branch of the Gail Borden Public Library and an Elgin fire station are directly across the street. With stable resale pricing, a refreshed clubhouse, and a consistently full social calendar, Edgewater has remained one of the most popular established 55+ communities in the Chicago area.
