Stonegate at Prince Creek

Stonegate at Prince Creek is an established 55+ active adult community in Murrells Inlet, South Carolina, developed by Epcon Communities beginning in 2007 and built out to 174 homes by 2016. The neighborhood sits inside Prince Creek, a 2,700-acre master-planned community of distinct villages that wind along the southern Grand Strand just off Highway 17 Bypass, about ten miles south of Myrtle Beach and minutes from the Murrells Inlet MarshWalk. The community offers two home product lines. The Courtyard Series features Epcon's signature European-inspired attached ranch homes in four floor plans ranging from roughly 1,137 to 1,806 square feet, each with a private interior courtyard and attached garage. The Garden Homes are slightly larger single-level residences with three bedrooms and approximately 1,300 to 1,974 square feet across seven floor plans, designed with energy-efficient windows, natural gas, stainless steel appliances, granite countertops, and hardwood floors. Every home is low-maintenance by design, and the community is built on natural gas service — a detail buyers specifically seek out for cooking, heat, and fireplaces. The real pitch here is the HOA. For around $300 to $400 a month, residents get almost everything handled: all exterior home maintenance, landscaping and lawn care, sprinkler system upkeep, pest control, trash and recycling pickup, water and sewer, and full cable TV and internet. Some listings even reference backup plumbing service. The practical result is that owners pay their taxes, electric, and homeowners insurance and little else on the operational side — a major draw for snowbirds and retirees who want to lock the door and travel. Social life centers on the private Stonegate clubhouse, which houses a fitness center, billiards, card and game rooms, a demonstration kitchen, and multi-purpose meeting rooms. Behind the clubhouse sits an outdoor resort-style pool, an outdoor patio, a picnic area, and an event lawn used for summer barbecues and holiday parties. Walking and biking trails loop through the neighborhood, and because this is a Prince Creek community, residents also sit within easy reach of the broader Prince Creek amenity network. Location is a core part of the value here. The TPC of Myrtle Beach and the Dustin Johnson Golf School are essentially next door, and the International Club, Blackmoor, and dozens of other Grand Strand courses are within a short drive. Huntington Beach State Park and the beaches at Garden City and Surfside are under 20 minutes away, Brookgreen Gardens is minutes down Highway 17, and the Murrells Inlet MarshWalk — the seafood-and-live-music heart of the area — is a quick drive. Waccamaw Community Hospital is close by for medical care, and Myrtle Beach International Airport is roughly 20 minutes north. Stonegate is fully built out, so availability is resale only, and homes here tend to move when priced right because the maintenance package and Prince Creek address are hard to replicate elsewhere on the Grand Strand.
