Holiday City at Berkeley is one of the largest age-restricted 55+ active adult communities in New Jersey and the largest retirement community in Southern New Jersey, sprawling across Berkeley Township in Ocean County just outside Toms River. Built over a 27-year span from 1969 to 1996, the community is actually a collection of five separate neighborhoods — Holiday City at Berkeley I & II (3,236 homes), Holiday City Carefree (started 1978, over 1,600 homes), Holiday City West (started 1981, over 1,800 homes), Holiday City South (started 1985, nearly 2,500 homes), and Holiday City Heights (started 1988, over 1,500 homes) — that together account for roughly 10,000 single-family residences. Each neighborhood operates its own homeowners association, clubhouse, and outdoor pool, which keeps monthly fees reasonable while still covering lawn care, trash pickup, exterior home maintenance, common area maintenance, and snow removal. A community bus — tied into Ocean County's Ocean Ride service — shuttles residents between clubhouses and out to local shopping, which is a genuinely unusual perk for a community this size. Homes here are almost entirely detached ranch-style single-family houses on minimum 50' x 100' lots, with larger lots accommodating bigger models. Over the decades the developers offered more than twenty floor plans ranging from around 750 to over 1,850 square feet, typically two bedrooms, one or two bathrooms, and a one- or two-car garage. Holiday City sits in the Central New Jersey pinelands with easy access to the Garden State Parkway and I-195. Seaside Park beach is only 11 miles away, Point Pleasant Beach about 21 miles, Long Beach Island 30 miles, and Atlantic City roughly 56 miles — plus a free Island Beach State Park pass for seniors. New York City and Philadelphia are each about 1.5 hours, and Atlantic City International Airport is under an hour for budget-friendly flights. Ocean County offers dozens of golf courses (Eagle Ridge, Bey Lea, Forge Pond, Four Seasons), 27 parks including Double Trouble State Park, Cattus Island County Park, and plenty of dining, shopping, and cultural options down Hooper Avenue and around Toms River.
