Lennar at Lake Ridge is a gated 55+ active adult community tucked into 118 wooded acres in the Whiting section of Manchester Township, Ocean County, New Jersey. The community has an unusual history: it was originally launched by the Kokes Organization as "The Reserve at Lake Ridge" in 2006, then sold to Lennar Corporation in early 2017, which finished the final phase and rebranded it under the Lennar name. Today the community is fully built out at 228 single-family homes, with new construction sold out and most activity happening on the resale market. The setting is the defining feature. Homes sit among mature pines and oaks in the New Jersey Pinelands, with scenic ponds, mature landscaping, and many lots backing up to untouched woodland. The community is gated, which is relatively unusual for the Whiting area (only about 9% of local 55+ communities are gated), and the winding internal streets are designed more for leisurely walks and bike rides than through-traffic. Homes are all single-story (with some floor plans offering bonus second-floor space) and range from about 1,484 to 2,323 square feet with two or three bedrooms and two to three bathrooms. The original Kokes-built homes and the later Lennar homes both feature 9-foot ceilings, sloped tray and vaulted ceilings, gourmet kitchens, designer baths, and attached two-car garages. Lennar homes were built under the company's "Everything's Included" program, so upgrades like stainless appliances, granite or quartz counters, engineered wood floors, and Kohler fixtures came standard. Resale inventory today often includes Florida rooms, screened porches, paver patios, and walk-up attic storage above the garages. Social life centers on an 8,000-square-foot clubhouse staffed by a full-time activities director. Inside are a fitness center, grand ballroom, billiards room, card room, arts and crafts studio, library, computer room, and hobby and game rooms. Outside, residents have a heated outdoor pool with sundeck, lighted tennis and pickleball courts, bocce ball courts, shuffleboard, and walking trails through the community. Active clubs include the Men's Club, Women's Club, Da Vinci Social Club, Mahjong Club, and Singles Club, along with travel, arts and crafts, card, billiards, bocce, fitness, and bible study groups. The activities director organizes regular day trips to New York City, Philadelphia, Atlantic City, and the Jersey Shore resort towns. Location-wise, the community sits just minutes from Route 70, Route 539, and Lacey Road, with the Garden State Parkway a short drive east. New Jersey's Atlantic beaches — including Seaside Heights and the Jersey Shore boardwalk towns — are roughly 30 to 35 minutes away. Atlantic City and Philadelphia are about an hour; Staten Island and the NYC area are about 75 minutes. Community Medical Center in Toms River is the primary nearby hospital, with additional Hackensack Meridian facilities in Jackson. The Whiting town center, Manchester shopping plazas, Popcorn Park Zoo, Double Trouble State Park, and Laurita Winery are all within easy reach. Pricing has shifted dramatically from the Lennar sell-out era. New homes originally sold in the $250K–$310K range, but resales on the current market are typically in the $500K–$600K range, reflecting both the post-pandemic run-up in NJ shore-adjacent real estate and the upscale finishes common to these homes. HOA fees remain a modest flat $210/month regardless of home size.
