Crestwood Village 2 is one of seven Crestwood Villages in the pine-covered Whiting section of Manchester Township, Ocean County — and one of the most affordable 55+ communities anywhere on the East Coast. Built between 1976 and 1980 by the Kokes Organization, it's a cooperative community of roughly 1,000 attached, single-level homes (1,024 units per the co-op bylaws) spread across about 235 wooded acres that include Mallard Pond. The cooperative ownership structure is central to what this community is and who it serves. Residents don't hold a deed — they buy shares in Crestwood Village Co-Op Two, Inc., which owns the land and homes and grants the shareholder the right to occupy a specific unit. Mortgages generally aren't available, so purchases are cash-only, which keeps barriers low in a very different way than most 55+ communities: many units trade hands well under $100,000, with some closing below $50,000. The single monthly carrying charge is all-inclusive — it covers property taxes, lawn maintenance, trash removal, snow removal, exterior upkeep, insurance on the shared buildings, use of Harmony Hall and all community amenities, and the village bus service. Residents are roughly 45 minutes from Atlantic City, about an hour from Philadelphia, and within easy reach of the Ocean County Mall in Toms River, Freehold Raceway Mall, and everyday shopping at Whiting Shopping Center, Target, Walmart, Lowe's, and TJ Maxx. Deborah Heart and Lung Center is nearby, and Community Medical Center in Toms River is a short drive.
